AN ORDINANCE APPROVING A REQUEST BY MARK WHITE
CONSTRUCTION ON BEHALF OF FUSION REAL ESTATE, LLC,
FOR A SITE PLAN AMENDMENT TO THE "C -P" PLANNED
COMMERCIAL DISTRICT TO ALLOW FOR THE
CONSTRUCTION OF AN 12,000 SQUARE FOOT INDOOR DANCE
STUDIO, WITH A 51 -STALL PARKING LOT, LOCATED NORTH
OF 1730 WEST RIDGEWAY AVENUE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WATERLOO,
IOWA AS FOLLOWS:
Section 1. That the Official Zoning Map referred to in Section 10-4-4 of Ordinance No.
5079 as amended, City of Waterloo Zoning Ordinance, be amended to approve a site plan
amendment to the "C -P" Planned Commercial District, to allow for the construction an 12,000
square foot indoor dance studio, with a 51 stall parking lot, located north of 1730 West Ridgeway
Avenue and described as follows:
VILLAGE WEST SUBDIVISION, LOT 2, WATERLOO, BLACK HAWK COUNTY,
IOWA,
NOW THEREFORE BE IT RESOLVED BY THE CITY COUNCIL OF CITY OF
WATERLOO, STATE OF IOWA:
That the Deputy City Clerk is hereby directed to file a certified copy of this Ordinance
with the Recorder of Black Hawk County, Iowa.

PASSED 1st CONSIDERATION: April 24, 2017
