QUIT CLAIM DEED For the consideration of One Dollar ($1.00) and other valuable consideration, City of Waterloo, Iowa, an Iowa municipal corporation ("Grantor") does hereby Quit Claim to Residential Development Partners, LLC ("Grantee") all of Grantor's right, title, interest, estate, claim, and demand in the following described real estate in Black Hawk County, Iowa: Lot No. 5, except the East 156 feet thereof and except those parts deeded to the City of Waterloo, Iowa in 151 TLD 562 and 272 TLD 391, in Auditor Francis' Reitzel Plat, and Orlo C. Miller Addition, all of Lot 1, except the West 30 feet, Lot 2, and, All that part of Byron Avenue in the City of Waterloo, Iowa, lying East of a Northerly extension of the West line of Lot No. 1 in the Orlo C. Miller addition, and West of a line that is 156 feet West of the West line of Baltimore Street. Also, all that part of Denver Street in the City of Waterloo, Iowa Tying South of the South line of Byron Avenue and North of the North line of Eureka Street, all in the City of Waterloo, Black Hawk County, Iowa. Subject to possibility of reverter of title as set forth in that certain Development Agreement between Grantor and Grantee dated June 25, 2012 and recorded October 19, 2012 as Doc. No. 2013-00008061. Subject to easements, conditions and restrictions of record, general utility and right-of-way easements serving the premises, current and future real estate property taxes and assessments, and restrictions imposed by the city zoning ordinances and other applicable law. Deed which, without additional consideration supplements the deed previously filed as Doc. No. 2013-00010862 on November 27, 2012. Deed in which Iowa political subdivision is grantor. Exempt from real estate transfer tax, declaration of value, and groundwater hazard statement. Words and phrases herein, including acknowledgment hereof, shall be construed as in the singular or plural number, and as masculine or feminine gender, according to the context.
