City of Waterloo, Iowa, an Iowa municipal corporation ("Grantor") does hereby Quit Claim to Dolly James,
LLC ("Grantee") all of Grantor's right, title, interest, estate, claim, and demand in the following described real
estate in Black Hawk County, Iowa:
Parcel "R" of Plat of Survey Doc. #2012-18349, being a part of Lots 1, 4, 5, 8 and 9 in Block 1; all
of Block 22; part of the Fractional Block along the Cedar River opposite Blocks 1 and 22; Vacated
East 7 ' Street lying between Blocks 1 and 22; and part of Vacated Water Street generally lying
Southwesterly of Blocks 1 and 22, all in the Original Plat, on the East Side of the Cedar River, in
the City of Waterloo, Black Hawk County, Iowa;
Subject to possibility of reverter of title as set forth in that certain Development Agreement
between Grantor and Grantee dated January 30, 2012.
Subject to easements, conditions and restrictions of record, general utility and right-of-way
easements serving the premises, and restrictions imposed by the city zoning ordinances and
other applicable law, and also reserving easements for utilities and access over, in and upon a
part of the Original Plat on the East Side, City of Waterloo, Iowa, generally described as lying
within part of vacated E. 7`h Street lying Southwesterly of Sycamore Street, part of Lots 1 and 2 in
Block 22, part of vacated Water Street lying Southwesterly of Blocks 1 and 22, and part of the
fractional land lying between the Cedar River in Blocks 1 and 22.
Deed in which Iowa political subdivision is grantor. Exempt from real estate transfer tax,
declaration of value, and groundwater hazard statement.
Words and phrases herein, including acknowledgment hereof, shall be construed as in the singular or plural
number, and as masculine or feminine gender, according to the context.
