ORDINANCE NO. 5404
AN ORDINANCE AMENDING ORDINANCE NO. 5079, AS
AMENDED, CITY OF WATERLOO ZONING ORDINANCE, BY
AMENDING THE OFFICIAL ZONING MAP REFERRED TO IN
SECTION 10-4-4, A SITE PLAN AMENDMENT TO THE "M -2,P"
PLANNED INDUSTRIAL DISTRICT.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WATERLOO, IOWA
AS FOLLOWS:
Section 1. That the Official Zoning Map referred to in Section 10-4-4, of Ordinance No.
5079, as amended, City of Waterloo Zoning Ordinance, be amended to approve a site plan
amendment to the "M -2P" Planned Industrial District, to allow for four storage tanks initially, along
with a 20'x22' maintenance building and a fueling building with three (3) entrance and exit points
on the north and south side of the building to allow for trucks to conduct work inside of the
structure, generally located directly west of 2010 West Ridgeway Avenue, and legally described as
follows:
THE SOUTHEAST QUARTER OF THE SOUTHEAST QUARTER SECTION 32
TOWNSHIP 89 RANGE 13 EXCEPT THE EAST 330 FEET ALSO EXCEPT
THAT PART PLAT LED AS BROCK ADDITION LOT 1 2004-033271, BLACK
HAWK COUNTY, STATE OF IOWA.
and subject to the following condition:
1. That the fmal site plan meets all applicable city codes, regulations, etc. including,
but not limited to, landscaping, drainage, etc. except as specifically altered by approval of
the site plan amendment.
Section 2. That the City Clerk is hereby directed to file a certified copy of this Ordinance
with the Recorder of Black Hawk County, Iowa.
