AN ORDINANCE AMENDING ORDINANCE NO. 5079, AS
AMENDED, CITY OF WATERLOO ZONING ORDINANCE,
BY AMENDING THE OFFICIAL ZONING MAP REFERRED
TO IN SECTION 10-4-4, APPROVING A REQUEST BY
CENTRAL PROPERTY HOLDINGS, LLC FOR A SITE PLAN
AMENDMENT TO THE "C -P" PLANNED COMMERCIAL
DISTRICT TO ALLOW FOR THE CONSTRUCTION OF A
26,077 SQUARE FOOT GROCERY STORE NEAR THE
INTERSECTION OF FRANKLIN STREET AND EAST 2ND
STREET.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WATERLOO,
IOWA AS FOLLOWS:
Section 1. That the Official Zoning Map referred to in Section 10-4-4 of Ordinance No.
5079 as amended, City of Waterloo Zoning Ordinance, be amended to approve a site plan
amendment to the "C -P" Planned Commercial District, to allow for the construction a 26,077
square foot grocery store near the intersection of Franklin Street and East 2n1 Street and described
as follows:
LOTS 2 AND 3 OF WATERLOO RX FIRST AND FRANKLIN SUBDIVISION;
AND ALSO, LOTS 17 AND 18 OF BLOCK 64 OF COOLEY ADDITION;
AND ALSO, THAT PART OF THE 20 FOOT ALLEY AS PLATTED IN
BLOCK 64 OF COOLEY ADDITION LYING SOUTHEASTERLY OF A
SOUTHWESTERLY EXTENSION OF THE NORTHWESTERLY LINE OF
LOT 17 OF BLOCK 64 OF COOLEY ADDITION AND LYING
NORTHWESTERLY OF A SOUTHWESTERLY EXTENSION OF THE
SOUTHEASTERLY LINE OF LOT 18 OF BLOCK 64 OF COOLEY
ADDITION, ALL IN THE CITY OF WATERLOO, BLACK HAWK COUNTY,
IOWA,
Section 2. That the City Clerk is hereby directed to file a certified copy of this Ordinance
with the Recorder of Black Hawk County, Iowa.
