WARRANTY DEED
For the consideration of One Dollar ($1.00) and other valuable consideration, Crystal Distribution Services, Inc.,
an Iowa corporation, do(es) hereby convey to City of Waterloo, Iowa the following described real estate in. Black
Hawk County, Iowa:
See Exhibit "A" attached hereto.
Subject to easements, conditions, and restrictions of record, general utility and right-of-way
easements serving the above-described property, and restrictions imposed by city zoning
ordinances and other applicable law.
Consideration Tess than $500. Exempt from real estate transfer tax, declaration of value, and groundwater
hazard statement.
Grantors do hereby covenant with grantees, and successors in interest, that grantors hold the real estate by title
in fee simple; that they have good and lawful authority to sell and convey the real estate; that the real estate is free
and clear of all liens and encumbrances except as may be stated above; and grantors covenant to warrant and defend
the real estate against the lawful claims of all persons except as may be stated above. Each of the undersigned
hereby relinquishes all rights of dower, homestead, and distributive share in and to the real estate.
Words and phrases herein, including acknowledgment hereof, shall be construed as in the singular or plural
number, and as masculine or feminine gender, according to the context.

Lots 1 and 2, Block 1, James Virden's Addition to the Town of Waterloo, in the County of
Black Hawk, State of Iowa, and the Southeasterly 144 feet in even width of the Northeasterly 120
feet in even width of the Mill Lot adjoining said Block I, and also that part of said Mill Lot lying
within the following described boundaries:
Beginning at a point on the Southwesterly line of Sycamore Street that is 144 feet
Northwesterly of the most Northerly corner of Lot 1, said Block 1; thence Southwesterly along a line
that is parallel with the most Northwesterly line of Lots 1 and 2, Block 1, said James Virden's
Addition, 115.2 feet, to a point that is 8.5 feet perpendicular distant Northeasterly from the center
