At Past City Council meetings, Mr. Manning estimated $52M total in development for "Paradise Estates", Mr. Bower estimated $8M in just the infrastructure, and $800,000 in Engineering costs. BIG Money! At the March 26 City Council Meeting, Mr. Anderson said he could sell the property to "other people" and they would "take the money South". I would like to point out that Mr. Anderson and his employee Garland Angove are the only Waterloo residents on his "Team". The Executive Officer of the Cedar Valley Home Builders Association maintains a Waterloo PO Box and resides in Cedar Falls. In 2017 only 2 of 12 homes on his "Parade of Homes" were in Waterloo. Ten were in Cedar Falls. Mr. Anderson also hired Fehr Graham from Cedar Rapids for the Engineering and Rose Companies from Cedar Falls for the Developer. I wonder where they buy their office supplies and groceries. BIG money going South and West. Waterloo also has excellent Engineering and Development firms! I hope Mr. Anderson uses MORE Waterloo suppliers, companies, and contractors IF "Paradise Estates" moves forward. Win-Win Economic Development for Waterloo! Different subject - Iowa's Agricultural Leadership and I will mourn the loss of 129 acres of exceptionally Excellent Iowa farm land IF Al - R1 Rezoning is approved. I NOW believe YOU, (Mayor Hart), the City Council, Planning & Zoning Commission, City Departments, and Waterloo Schools HAVE Recognized and taken Actions to Put NEEDED focus on Safety, traffic flow, a water pressure improvement study, and drainage. I thank you for these Actions! I now support the Al - R1 Rezoning Step for "Paradise Estates" because of these Actions. Without an adequate delay now, I will Proactively work to address additional concerns in the next steps. Using the 5 "Cs" - Cooperation, Collaboration, Communication, Covey's 7 Habits, and Consensus building by ALL people involved will be Keys to achieving the "Success" YOU (Mayor Hart) expressed in your State of the City speech.
