WARRANTY DEED
For the consideration of One and 00/100 Dollars ($1.00)and other valuable consideration, City of Waterloo,
Iowa does hereby convey to Hawkeve Community College the following described real estate in Black Hawk
County, Iowa:
Lot 12, Block 1, Manson's Second Addition, City of Waterloo, Iowa.
and
Lot 13, Block 1, Manson's Second Addition, City of Waterloo, Iowa.
Subject to easements, conditions, and restrictions of record, general utility and right-of-way easements
serving the above-described property, and restrictions imposed by city zoning ordinances and other
applicable law.
This conveyance is made pursuant to that certain Chapter 28E Agreement-Agreement for Residential
Housing Construction, dated August 21, 2017 and filed September 7, 2017 as Doc. No. 2018-4311 and is
subject to all terms and conditions of said agreement.
Grantor is an Iowa political subdivision. Exempt from real estate transfer tax, declaration of value
and groundwater hazard statement.
Grantor does hereby covenant with grantee, and successors in interest, that grantor holds the real estate by title
in fee simple; that it has good and lawful authority to sell and convey the real estate; that the real estate is free and
clear of all liens and encumbrances except as may be stated above;and grantor covenants to warrant and defend the
real estate against the lawful claims of all persons except as may be stated above.
Words and phrases herein, including acknowledgment hereof, shall be construed as in the singular or plural
number, and as masculine or feminine gender, according to the context.
