ORDINANCE NO. 5468
AN ORDINANCE AMENDING ORDINANCE NO. 5079, AS
AMENDED, CITY OF WATERLOO ZONING ORDINANCE, BY
AMENDING THE OFFICIAL ZONING MAP REFERRED TO IN
SECTION 10-4-4, TO APPROVE A REQUEST BY DEER CREEK
DEVELOPMENT FOR A SITE PLAN AMENDMENT TO THE "M-
2,P" PLANNED MANUFACTURING DISTRICT FOR LOT
LAYOUT LOCATED WEST OF 3301 GREYHOUND DRIVE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WATERLOO,
IOWA AS FOLLOWS:
Section 1. That the Official Zoning Map referred to in Section 10-4-4 of Ordinance No.
5079 as amended, City of Waterloo Zoning Ordinance, be amended to approve a site plan
amendment to the "M-2, P" Planned Manufacturing District for lot layout located west of 3301
Greyhound Drive, legally described as follows:
NORTHEAST QUARTER OF THE SOUTHWEST FRACTIONAL QUARTER(NW1/4
SW FRL 1/4) OF SECTION SIX(6), TOWNSHIP EIGHTY-EIGHT (88)NORTH,
RANGE THIRTEEN (13) WEST OF THE 5TH P.M., BLACK HAWK COUNTY,
IOWA,
AND
THAT PART OF THE NORTHWEST QUARTER OF THE SOUTHEAST QUARTER
(NW1/4 SE1/4) OF SECTION SIX (6), TOWNSHIP EIGHTY-EIGHT (88) NORTH,
RANGE THIRTEEN (13) WEST OF THE 5TH P.M., BLACK HAWK COUNTY,
IOWA, DESCRIBED AS FOLLOWS:
BEGINNING AT THE NORTHWEST CORNER OF THE NORTHWEST QUARTER
OF THE SOUTHEAST QUARTER (NW1/4 SE1/4); THENCE NORTH 89°58'51" EAST,
ALONG THE NORTHERLY LINE OF THE SOUTHEAST QUARTER 100 FEET;
THENCE SOUTH 006'48" WEST, ALONG A LINE PARALLEL WITH THE
SOUTHEAST QUARTER, 1,069.31 FEET, TO THE BEGINNING OF A CURVE
CONCAVE NORTHEASTERLY HAVING A RADIUS OF 686.62 FEET; THENCE
SOUTHEASTERLY 259.1 FEET ALONG THE CURVE THROUGH A CENTRAL
ANGLE OF 21037'15" TO A POINT ON THE SOUTHERLY LINE OF THE
NORTHWEST QUARTER OF THE SOUTHEAST QUARTER, WHICH POINT IS
148.31 FEET EASTERLY FROM THE SOUTHWEST CORNER OF THE
NORTHWEST QUARTER OF THE SOUTHEAST QUARTER; THENCE NORTH
900WEST ALONG THE SOUTHERLY LINE, 148.31 FEET, TO THE SOUTHWEST
CORNER OF THE NORTHWEST QUARTER OF THE SOUTHEAST QUARTER;
THENCE NORTH 006'48" EAST, ALONG THE WESTERLY LINE OF THE
SOUTHEAST QUARTER, 1,322.37 FEET, TO THE POINT OF BEGINNING. THE
WESTERLY LINE OF THE NORTHWEST FRACTIONAL QUARTER IS ASSUMED
TO BEAR NORTH AND SOUTH;
and subject to the following conditions:
1. That the final site plan meets all applicable city codes, regulations, etc. including, but
not limited to,parking, landscaping, screening, drainage, etc.

2. That all new buildings are constructed to the requirements of the City of Waterloo
Floodplain Regulations and the lowest floor elevation is at least l' above the 100 Year Base
Flood Plain Elevation.
Section 2. That the City Clerk is hereby directed to file a certified copy of this Ordinance
with the Recorder of Black Hawk County, Iowa.
