ORDINANCE NO. 4886
ORDINANCE AMENDING ORDINANCE NO. 2479, AS
AMENDED, BY ADDING SUBSECTION NO. 395 TO
SECTION 2A-5, REZONING CERTAIN PROPERTY.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF WATERLOO, IOWA:
Section 1 . That Section 2A-5, of Ordinance No. 2479, as
amended, be further amended by adding after Subsection No. 394,
of said Section, the following Subsection No. Three Hundred
Ninety Five (395) .
"395 .
That part of the Southwest of the Southwest 141 Section
12 Township 89 Range 13 commencing at the Southeast
corner of said Southwest 1/ of the Southwest thence
North along the East line of said Southwest 1,1 a
distance of 33 feet, thence North 89 Degrees 51 Seconds
West 33 feet to the point of beginning which is the
intersection of the Westerly right-of-way line of East
4th Street and the Northerly right-of-way line of
Donald Street, thence North 89 Degrees 51 Seconds West
along said Northerly right-of-way line 445 . 61 feet,
thence North a distance of 200 . 1 feet, thence North 89
Degrees 51 Seconds West 185 feet, thence North 308 . 41
feet, thence South 89 Degrees 51 Minutes East 628 . 30
feet to the Westerly right-of-way line of East 4th
Street, thence South along said Westerly right-of-way
line 508 . 45 feet to point of beginning except that part
of the Southwest i Southwest Section 12 Township 89
Range 13 Parcel "F" Plat of Survey Doc. #2004-22550
described as commencing at Southeast corner of said
Southwest 1/ Southwest 1K4, thence North along East line
of Southwest Southwest 33 feet, thence North 89
Degrees 51 Minutes West 33 feet to point of beginning
which is intersection of Westerly right-of-way line
East 4th Street and Northerly right-of-way line of
Donald Street, thence North 89 Degrees 51 Minutes West
along Northerly right-of-way line 445 . 61 feet, thence
North 270 feet, thence South 89 Degrees 51 Minutes East

way line East 4th Street and Northerly right-of-way
line of Donald Street, thence North 89 Degrees 51
Minutes West along Northerly right-of-way line 445 . 61
feet, thence North 270 feet, thence South 89 Degrees 51
Minutes East 445 . 14 feet, thence to Westerly right-of-
way line of East 4th Street, thence South along said
Westerly right-of-way line 270 feet to point of
beginning, all in the City of Waterloo, Black Hawk
County, Iowa;

now zoned on the Zoning Map of Waterloo, Iowa, as "R-2, C-Z"
Conditional Zoning District, be and the same is hereby zoned as
"R-4" Multiple Residence District as above described, " subject to
the following conditions :
1 . That the final site plan meets all applicable city
codes, regulations, etc. , including but not limited to
setbacks drainage, landscaping, etc.
2 . That the site shall only be used for professional
office and medical related facilities .
3 . That only one access to East Donald Street shall be
allowed.
Section 2 . That the City Clerk be, and she is hereby
directed to file a certified copy of this Ordinance with the
Recorder of Black Hawk County, Iowa.
