ORDINANCE NO. 4702 ORDINANCE AMENDING ORDINANCE NO. 2479, AS AMENDED, BY ADDING SUBSECTION NO. 361 TO SECTION 2A-5, REZONING CERTAIN PROPERTY. BE IT ORDAINED BY THE COUNCIL OF THE CITY OF WATERLOO, IOWA: Section 1 . That Section 2A-5, of Ordinance No. 2479, as amended, be further amended by adding after Subsection No. 360, of said Section, the following Subsection No. Three Hundred Sixty One (361) . "361 . That part of the North One-Half (Nib) of the Northwest Quarter (NW1A) of Section Eight (8) , Township Eighty- eight North (T88N) , Range Thirteen West (R13W) of the Fifth Principal Meridian, City of Waterloo, Black Hawk County, Iowa, lying Southerly of U. S . Highway No. 20 and Easterly of West Fourth Street as condemned in 539 LD 841, all in the City of Waterloo, Black Hawk County, Iowa. (This parcel 7 .21 Acres. ) ; now zoned on the Zoning Map of Waterloo, Iowa, as "A-1" Agricultural District, be and the same is hereby zoned as "R-3" Multiple Residence District with conditions, as above described subject to the following conditions : 1 . That lots developed on this property be used for residential dwellings and accessory use buildings only. 2 . That no building erected on this property shall be more than two-stories in height above ground level . This does not, however, limit split level structures to two-stories . 3 . That all residential buildings erected on this property shall meet the following minimum sizes : a. All one-story single-family dwellings shall have a minimum ground floor area of 1, 300 square feet . All other one-story dwellings shall have a minimum ground floor area of 1, 000 square feet per unit . b. All one and one-half story split level single-family dwellings shall have a minimum ground floor area of 1, 000 square feet . All other one and one-half and split level dwellings shall have a minimum ground floor area of 900 square feet . c . All two-story single-family dwellings shall have a minimum ground floor area of 800 square feet . All other two-story dwellings shall have a minimum ground floor area of 700 square feet . There shall be a minimum of one two-stall garage, having a minimum width of 20 feet for each residential unit . Larger attached garages are also acceptable . 5 . Accessory use buildings are restricted in size to no more than a 144 square foot area, are limited in number to no more than one per lot and are limited in location to the rear area of the lot, behind the primary residential dwelling structure, and not in front or along side such residential structure. and also;
