ORDINANCE NO. 4773
ORDINANCE AMENDING ORDINANCE NO. 2479, AS
AMENDED, BY ADDING SUBSECTION NO. 107 TO
SECTION 2A-7N, CONDITIONAL ZONING CERTAIN
PROPERTY.
BE IT ORDAINED by the City Council of the City of Waterloo,
Iowa:
Section 1 . That Section 2A-7N, of Ordinance No. 2479, as
amended, be further amended by adding after Subsection No. 106,
of said Section, the following Subsection No. One Hundred Seven
(107) .
"107 .
An unplatted part of the Northeast 1/ of the Southwest 1%
of Section 14 , Township 89 North, Range 13 West of the
5th P.M. , Waterloo, Black Hawk County, Iowa, described
as follows : Commencing at a point 433 feet North of
the Southwest corner of the Southeast 1%, Northeast 14,
Southwest 4 of said section 14 ; thence East 110 feet to
the point of beginning; thence South 100 feet; thence
East 100 feet; thence North 100 feet; thence West 100
feet to the point of beginning, all in the City of
Waterloo, Black Hawk County, Iowa;
now zoned on the Zoning Map of Waterloo, Iowa, as "R-2" One and
Two Family Residential District, be and the same is hereby zoned
as "R-4,C-Z" Conditional Zoning as above described, subject to
the following conditions :
1 . That the building be constructed of residentially
compatible materials .
2 . That the site plan be moved to within 5' of the
easterly property line along Broadway creating a
green space between the building and the rear
property lines of the homes of approximately 30' .
3 . That adequate landscaping plans be submitted and
approved by staff that would create a solid buffer
between the proposed commercial building and the
residential homes.
4 . That a water retention plan be submitted and
approved by the Engineering Department .
5 . There is to be no outside storage.
Section 2 . That the City Clerk be, and she is hereby
directed to file a certified copy of this Ordinance with the
Recorder of Black Hawk County, Iowa.
