ORDINANCE NO. 4808
ORDINANCE AMENDING ORDINANCE NO. 2479, AS
AMENDED, BY ADDING SUBSECTION NO. 379 TO
SECTION 2A-5, REZONING CERTAIN PROPERTY.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF WATERLOO, IOWA:
Section 1 . That Section 2A-5, of Ordinance No. 2479, as
amended, be further amended by adding after Subsection No. 378,
of said Section, the following Subsection No. Three Hundred
Seventy Nine (379) .
"379.
A parcel of land situated in part of Lots 1, 4, 5, 8
and 9 in Block 1 and Lots 1 thru 10 in Block 22 and
part of 7th Street (to be vacated) lying between Blocks
1 and 22 and part of Water Street lying Southwesterly
of Blocks 1 and 22, all in the Original Plat on the
East side of the Cedar River, City of Waterloo, County
of Black Hawk, State of Iowa, more particularly
described as follows :
Beginning at the Easterly corner of said Block 22;
thence South 40° (degrees) 45 ' (minutes) 27" (seconds)
West (assumed bearing for the purpose of this
description) on the Southeasterly line of said Block
22, also being the present Northwesterly right-of-way
line of 8th Street, 336. 14 feet; thence North 48°11' 41"
West, 192 . 06 feet; thence Northwesterly on a 514 . 35-
foot radius curve concave Northeasterly and having a
101 . 36-foot long chord bearing North 41°13' 55" West,
101 . 52 feet (arc length) ; thence North 27°48' 13" West,
50 . 21 feet; thence Northwesterly on a 50 . 00-foot radius
curve concave Southwesterly and having a 26 . 61-foot
long chord bearing North 43°14' 14" West, 26 . 94 feet
(arc length) ; thence North 58°40' 15" West, 147 . 50 feet
to a line that is 30 . 00 feet Southeasterly of and
parallel with the centerline of the present main track
of the Union Pacific Railroad; thence North 48°57' 42"
East; 51 . 94 feet to a line that is 23 . 50 feet
Southeasterly of and parallel with the Northwesterly
line of Lots 9, 8, 5, 4 and 1 of said Block 1; thence
North 40°46' 20" East on the line that is 23 . 50 feet
Southeasterly of and parallel with the Northwesterly
line of Lots 9, 8, 5, 4 and 1 of said Block 1, a
distance of 271 . 95 feet to the Northeasterly line of
said Block 1, also being the present Southwesterly
right-of-way line of Sycamore Street; thence South
49°07' 07" East on the Northeasterly line of said Block
1, also being the present Southwesterly right-of-way
line of Sycamore Street, 124 . 96 feet to the Easterly
corner of said Block 1; thence South 49°06' 34" East,
79. 98 feet to the Northerly corner of said Block 22;
thence South 48°58' 50" East on the Northeasterly line
of said Block 22, also being the present Southwesterly
right-of-way line of Sycamore Street, 298 . 73 feet to
the point of beginning.
Containing 162, 753 square feet or 3 . 74 acres .
Except that part of the above described parcel that
lies within Lots 1 and 4 of said Block 1; all in the
City of Waterloo, Black Hawk County, Iowa;

now zoned on the Zoning Map of Waterloo, Iowa, as "C-2"
Commercial District, "C-3" Commercial District and "M-1" Light
Industrial District, be and the same is hereby zoned as "R-4, R-P"
Planned Multiple Residence District as above described, subject
to the following conditions :
1 . The site plan as submitted;
2 . That the final site plan meets all applicable city
codes, regulations, etc. including, but not limited to,
drainage, landscaping, etc;
and,
All of Lots 1 and 4 of Block 1 except railroad,
Original Plat on the East Side of the Cedar River, all
in the City of Waterloo, Black Hawk County, Iowa;
now zoned on the Zoning Map of Waterloo, Iowa, as "C-3" Commercial
District, be and the same is hereby zoned as "C-P" Planned
Commercial District as above described, subject to the following
conditions:
1 . The site plan as submitted;
2 . That the final site plan meets all applicable city
codes, regulations, etc. including, but not limited to,
drainage, landscaping, etc. "
Section 2 . That the City Clerk be, and she is hereby
directed to file a certified copy of this Ordinance with the
Recorder of Black Hawk County, Iowa .
