ORDINANCE AMENDING ORDINANCE NO. 2479, AS
AMENDED, BY ADDING SUBSECTION NO. 96 TO
SECTION 2A-7N, CONDITIONAL ZONING CERTAIN
PROPERTY.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF WATERLOO, IOWA:
Section 1 . That Section 2A-7N, of Ordinance No. 2479, as
amended, be further amended by adding after Subsection No. 95, of
said Section, the following Subsection No. Ninety-six (96) .
"96 .
That part of the Southwest 14 of the Southwest 14, Section 12-
89-13 , City of Waterloo, Black Hawk County, Iowa, described as
follows :
Commencing at the Southeast corner of said Southwest 14
of the Southwest 14, thence North 00°00' 00" East along
the East line of said Southwest 1/ of the Southwest 1/ a
distance of 33 . 00 feet; thence North 89°00' 51" West a
distance of 33 . 00 feet to the point of beginning which
is the intersection of the Westerly right-of-way line
of East Fourth Street and the Northerly right-of-way
line of Donald Street; thence North 89°00' 51" West
along said Northerly right-of-way line a distance of
445 . 61 feet; thence North 00°06' 00" East a distance of
200 . 01 feet; thence North 89°00' 51" West a distance of
185 . 00 feet; thence North 00°21' 51" East a distance of
308 .41 feet, thence South 89°00' 51" East a distance of
628 . 30 feet to the Westerly right-of-way line of East
Fourth Street; thence South 00°00' 00" West along said
Westerly right-of-way line a distance of 508 .45 feet to
the point of beginning, all in the City of Waterloo,
Black Hawk County, Iowa.
The East line of the Southwest 'A of the Southwest 1/,
Section 12-89-13 is assumed to bear South 00°00' 00"
West, all in the City of Waterloo, Black Hawk County,
Iowa. "
now zoned on the Zoning Map of Waterloo, Iowa, as "R-2" One and
Two Family Residence District and from "R-4" Multiple Residence
District, be and the same is hereby zoned as "R-2 , C-Z" Conditional
One and Two Family Residence District as above described, subject
to the following conditions :
1 . Site plan meeting minimum requirements for parking,
landscaping, drainage, etc. , to be reviewed and approved
by staff prior to the City Council meeting.
2 . That the development be limited to residents 55 years and
older. "
Section 2 . That the City Clerk be, and she is hereby
directed to file a certified copy of this Ordinance with the
Recorder of Black Hawk County, Iowa.
