ORDINANCE NO. 4609
ORDINANCE AMENDING ORDINANCE NO. 2479, AS
AMENDED, BY ADDING SUBSECTION NO. 100 TO
SECTION 2A-7N, CONDITIONAL ZONING CERTAIN
PROPERTY.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF WATERLOO, IOWA:
Section 1 . That Section 2A-7N, of Ordinance No. 2479, as
amended, be further amended by adding after Subsection No. 99, of
said Section, the following Subsection No. One Hundred (100) .
"100 .
Auditors Consolidated Plat Waterloo Lot 22 and that
part of Lot 23 lying Northerly of Northerly right-of-
way line Chicago Central & Pacific Railroad right-of-
way part Southeast Southeast Section 30, Township 89,
Range 12 , lying Southwesterly of the Southwesterly
right-of-way Lafayette Street and Southwesterly of
Blowers Creek right-of-way as described in Book 558
Page 386 and that part of Government Lot 1, Section 31,
Township 89, Range 12 , lying Northeasterly of the
Northerly right-of-way (formerly ICGRR) and lying
Southwesterly of Blowers Creek right-of-way as
described in Book 558, Page 386, and excepting from the
above legal description that part to City of Waterloo
as described in CLD Book 624 Page 402 and except that
part described as follows :
Commencing at the Northwesterly corner said Lot 22 of
Auditors Consolidated Plat thence S21°46' 40"W 162 . 75
feet along Northwesterly line said Lot 22 to point of
beginning, thence S65°01' 44"E 549 . 08 feet to point on
Southwesterly right-of-way line said Blowers Creek
right-of-way described in CLD Book 558 Page 386 thence
continuing along said Southwesterly right-of-way line
said Blowers Creek right-of-way S38°38' 19"E 482 . 99 feet
to point on Northerly right-of-way line Chicago Central
& Pacific Railroad right-of-way (formerly the ICG
Railroad) thence along said right-of-way line of
Chicago Central & Pacific Railroad right-of-way

beginning, all in the City of Waterloo, Black Hawk

now zoned on the Zoning Map of Waterloo, Iowa, as "R-2" One and
Two Family Residence District, be and the same is hereby zoned as
"C-1, C-Z" Conditional Zoning District as above described,
subject to the following conditions :
1 . The site plan as submitted at the hearing, provided it
meets all applicable city codes and regulations,
including but not limited to, drainage, landscaping,
parking, etc .
2 . No outside storage is allowed on the property.
3 . No auctions to be held at the property.
4 . The building is built as proposed, using residential
materials : vinyl siding, shingled roof, etc . to blend
into residential fabric of neighborhood. "
Section 2 . That the City Clerk be, and she is hereby
directed to file a certified copy of this Ordinance with the
Recorder of Black Hawk County, Iowa.
