ORDINANCE AMENDING ORDINANCE NO. 2479, AS
AMENDED, BY ADDING SUBSECTION NO. 345 TO
SECTION 2A-5, REZONING CERTAIN PROPERTY.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF WATERLOO, IOWA:
Section 1 . That Section 2A-5, of Ordinance No. 2479, as
amended, be further amended by adding after Subsection No. 344,
of said Section, the following Subsection No. Three Hundred Forty
Five (345) .
"345 .
Unplatted Waterloo West point of South 40 acres of
North % of Southwest 1/, Section 2 Township 88 Range 13
beginning at a point on Northwesterly line Lot 5
Schukei Commercial Park that is 121 . 05 feet mostly
Northeasterly of most Westerly corner of said Lot 5;
thence due North 259 . 67 feet; thence East along North
line of South 40 acres of North 1,2 of Southwest IA said
Section 279 feet; thence Southwesterly along
Northwesterly line of Schukei Commercial Park 381 . 14
feet to the point of beginning Section 2 Township 88
range 13 except that part contained in the following
description:
Commencing at the Northwest corner of the Southwest 1A
Section 2 ; thence Southwest along the West line of
Southwest 1/ a distance of 667 . 22 feet to the South line
of the North 40 acres of Southwest IA; thence North
89°15' 15" East along said South line a distance of
1394 . 97 feet to the point of beginning; thence
Northerly along a non-tangent curve concave to the East
having a radius of 331 . 28 feet a central angle of
38°55' 20" a chord bearing North 20°3 ' 25" West a chord

thence Northwest a distance of 77 .22 feet; thence North

line a distance of 33 . 14 feet to the intersection of
the Northwesterly line of Schukei Commercial Park as
platted; thence South 48°1' 50" West along said
Northwesterly line a distance of 84 . 92 feet more or
less to the Westerly line of Schukei Road (previously
known as Action Blvd) as platted in said addition;
thence North 41°58' 10" West a distance of 60 feet;
thence along a tangent curve concave to the East having
a radius of 331 .28 feet a central angle of 2°27' 25" a
chord bearing North 40°44' 30" West a chord length of
14 . 17 feet an arc distance of 14 . 17 feet to the point
of beginning, all in the City of Waterloo, Black Hawk
County, Iowa,

now zoned on the Zoning Map of Waterloo, Iowa, as "A-1"
Agricultural District, be and the same is hereby zoned as "C-2"
Commercial District as above described.
Section 2 . That the City Clerk be, and she is hereby
directed to file a certified copy of this Ordinance with the
Recorder of Black Hawk County, Iowa.
