ORDINANCE AMENDING ORDINANCE NO. 2479, AS
AMENDED, BY ADDING SUBSECTION NO. 104 TO
SECTION 2A-7N, CONDITIONAL ZONING CERTAIN
PROPERTY.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF WATERLOO, IOWA:
Section 1 . That Section 2A-7N, of Ordinance No. 2479, as
amended, be further amended by adding after Subsection No. 103 ,
of said Section, the following Subsection No. One Hundred Four
(104) .

Block 5 Southeasterly 56 2/3 feet Lot 3 Block 5
Southeasterly 56 2/3 feet Northeasterly 30 feet Lot 6
Block 5 and James Verden Addition Northwest 56 2/3 feet
Southeast 113 1/6 feet Lots 2 and 3 Block 5 Northwest
56 1/2 feet Southeast 113 1/6 feet Northeast 1/2 Lot 6
Block 5, all in the City of Waterloo, Black Hawk
County, Iowa;
now zoned on the Zoning Map of Waterloo, Iowa, as "R-3" Multiple
Residential District, be and the same is hereby zoned as "R-4" , C-
Z" Commercial District as above described, subject to the
following conditions :
1 . The removal of the existing gravel area on the
property, zoning ordinance requires all vehicular
use areas on new sites to be hard surfaced.
2 . A 6-8 ' fence along both sides and rear for
screening between the property and surrounding
residential sites, such fencing could be removed
if abutting property is subsequently developed for
commercial purposes .
3 . Landscaping of site per zoning ordinance
requirements .
4 . The use of metal siding has been raised as a
concern, and would be prohibited, therefore the
building should be constructed of residentially
compatible materials such as wood/vinyl siding and
shingled roofing materials .
Section 2 . That the City Clerk be, and she is hereby
directed to file a certified copy of this Ordinance with the
Recorder of Black Hawk County, Iowa.
