ORDINANCE NO. 4455
ORDINANCE AMENDING ORDINANCE NO. 2479, AS
AMENDED, BY ADDING SUBSECTION NO. 91 TO
SECTION 2A-7N, CONDITIONAL ZONING CERTAIN
PROPERTY.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF WATERLOO, IOWA:
Section 1 . That Section 2A-7N, of Ordinance No. 2479, as
amended, be further amended by adding after Subsection No. 90, of
said Section, the following Subsection No. Ninety-one (91) .
"91 .
That part of the Northeast Fractional Quarter (NEFRL%)
of Section Four (4) , Township Eighty-eight North
(T88N) , Range 13 West (R13W) of the Fifth Principal
Meridian, City of Waterloo, Black Hawk County, Iowa,
described as follows :
Beginning at the Northeast corner of Lot Seventy (70)
in Southgate Fifth Addition, said point also being the
Northwest corner of Land Deed 566 Page 688; thence
N89°38' 13" E Four Hundred Ten and Fourteen Hundredths
(410 . 14) feet to the West line of Kimball Avenue;
thence S 1°12 ' 12" E One Hundred Sixty-two and Sixty-
seven Hundredths (162 . 67) feet along said West line;
thence West Four Hundred Fourteen and Six Hundredths
(414 . 06) feet to a point on the East line of Southgate
Fifth Addition which is One Hundred Sixty-eight and
Thirty-seven Hundredths (168 . 37) feet south of the
point of beginning: thence N 0°00' 07" W One Hundred
Sixty-eight and Thirty-seven Hundredths (168 . 37) feet
to the point of beginning, all in the City of Waterloo,
Black Hawk County, Iowa;
now zoned on the Zoning Map of Waterloo, Iowa, as "R-4" Multiple
Residence District, be and the same is hereby zoned as "R-4 , C-Z" ,
Conditional Multiple Residence District as above described,
subject to the following conditions :
1 . The hours of operation be limited.
2 . No retail operations be conducted on the site .
3 . The site and building design be compatible with the existing
medical facility.
4 . Landscaping and lighting be placed in a way to be less
intruding to residential neighbors . "
Section 2 . That the City Clerk be, and she is hereby
directed to file a certified copy of this Ordinance with the
Recorder of Black Hawk County, Iowa.
