ORDINANCE NO. 4498 ORDINANCE AMENDING ORDINANCE NO. 2479, AS AMENDED, BY ADDING SUBSECTION NO. THREE HUNDRED TWENTY-SEVEN TO SECTION 2A-5, REZONING CERTAIN PROPERTY. BE IT ORDAINED BY THE COUNCIL OF THE CITY OF WATERLOO, IOWA: Section 1 . That Section 2A-5, of Ordinance No. 2479, as amended, be further amended by adding after Subsection No. 326, of said Section, the following Subsection No. Three Hundred Twenty- seven (327) . "327 . All that part of Northwest Quarter of Section No. 18, Township No. 88 North, Range No. 12 West of the Fifth Principal Meridian, in the City of Waterloo, Black Hawk County, Iowa, lying Southwesterly of the State Road, excepting that part thereof which was conveyed to Jessie Shaulis in 82 Land Deed 481, described as follows : A triangular one-acre tract lying in the North corner of that part of Section 18, Township 88 North, Range 12 West of the 5th Principal Meridian lying West of the State Road sometimes called the LaPorte Road, the south line of said triangular one-acre tract running directly East and West; and excepting that part conveyed to the State of Iowa in 111 Land Deed 129, and excepting that part conveyed to Black Hawk County, Iowa in 111 Land Deed 331, and excepting those parts described for road purposed in 539 Land Deed 363 and 539 Land Deed 372 , and excepting that part condemned for road purposes by proceedings in 549 Land Deed 864 and 550 Land Deed 842, all in the City of Waterloo, Black Hawk County, Iowa; now zoned on the Zoning Map of Waterloo, Iowa, as "A-1" Agricultural District and "R-3" Multiple Residence District, be and the same is hereby zoned as "R-2" One and Two Family Residence District as above described subject to the following conditions 1 . That the land-leased community will contain a variety of modular homes, or homes of similar design and construction, not manufactured housing or mobile homes, as presented in out "Design Homes, Inc . " pamphlet that we presented at the City Council meeting. 2 . That the homes placed within the land-leased community will be oriented so that the fronts of the homes, or where the front door is located, face the street which is considered as their front yard, as defined by the City of Waterloo Zoning ordinance. 3 . In accordance with the "R-2" District zoning, this project will not be a mobile home park. " Section 2 . That the City Clerk be, and she is hereby directed to file a certified copy of this Ordinance with the Recorder of Black Hawk County, Iowa.
