BE IT ORDAINED BY THE COUNCIL OF THE CITY OF WATERLOO, IOWA: Section 1. That Section 2A-7N, of Ordinance No. 2479 , as amended, be further amended by adding after Subsection No. 74, of said Section, the following Subsection No. 75 (Seventy-Five) . "75. The Easterly 1/2 of the South 10 acres of the SE 1/4 of the NE 1/4 of Section 11, Township 89, Range 13, except the S 125. 5 ft. thereof , and except highway, all in the City of Waterloo, Black Hawk County, Iowa. now zoned on the Zoning Map of Waterloo, Iowa, as "A-1" Agricultural District be and the same is hereby zoned as "R-2" One and Two Family Residence District/"C-Z" Conditional Zoning, as above described, subject to the following conditions: 1 . The area to be rezoned should be limited to the easterly 1/2 of the applicant' s property described as follows: The South 10 acres of the SE 1/4 of the NE 1/4 of Sec 11, Twp 89, Range 13 , except the S. 125 . 5 ft. thereof, and except highway, all in the City of Waterloo, Black Hawk County, Iowa 2. No less than 6' high solid screening of the parking area and storage buildings from adjoining properties to the north and south. 3 . All ingress and egress areas for the storage buildings shall be hard surfaced, along with the driveway and parking lot. 4. No outside storage on the site. 5. The future use of the property shall be limited to a mini-storage site, agriculture or 1 or 2 family residence. 6. The site plan shall be revised to show the extension of the frontage road from the south and the proposed residences shall be set back no less than 20 feet from the future frontage road. 7 . The applicant shall dedicate land for the future extension of said frontage road to serve the property, with the understanding that direct access to Logan Avenue (U.S. 63 North) may be eliminated and restricted to only the frontage road if and when it is extended." Section 2. That the City Clerk be, and she is hereby directed to file a certified copy of this Ordinance with the Recorder of Black Hawk County, Iowa.
