AN ORDNANCE AMENDNG ORDINANCE NO. 5079, AS
AMENDED, CITY OF WATERLOO ZONING ORDINANCE, BY
AMFNDING THE OFFICIAL ZONING MAP REFERRED TO IN
SECTION 10-4-4, TO APPROVE A REQUEST BY MMS
CONSULTANTS, INC., ON BEHALF OF THE CITY OF
WATERLOO, FOR A SITE PLAN AMENDMENT TO THE "M -2,P"
PLANNED INDUSTRIAL DISTRICT FOR THE CONSTRUCTION
OF 416,678 SQUARE FEET OF WAREHOUSE, OFFICE, AND
MAINTENANCE BUILDINGS, LOCATED EAST OF 1994 NEWELL
STREET.

Section 1. That the Official Zoning Map referred to in Section 10-4-4 of Ordinance \o.
5079 as amended, City of Waterloo Zoning Ordinance, be amended to approve a site plan
amendment to the "M-2, P" Planned Manufacturing District for the construction of 416,678
square feet of warehouse, office, and maintenance buildings, located east of 1994 Newell Street,
and legally described as follows:
A PORTION OF THE NORTHEAST QUARTER OF THE NORTHWEST
QUARTER, A PORTION OF THE SOUTHEAST QUARTER OF THE

not limited to, parking, landscaping, screening, drainage, etc.
2. That all new buildings are constructed to the requirements of the City of Waterloo
Floodplain Regulations and the lowest floor elevation is at least 1' above the 100 Year Base
Flood Plain Elevation.
Section 2. That the City Clerk is hereby directed to file a certified copy of this Ordinance
with the Recorder of Black Hawk County, Iowa.
