ORDINANCE AMENDING ORDINANCE NO. 2479, AS
AMENDED, BY ADDING SUBSECTION NO. 54 TO
SECTION 2A-7N, REZONING CERTAIN PROPERTY.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF WATERLOO, IOWA:
Section 1. That Section 2A-7N, of Ordinance No. 2479, as
amended, be further amended by adding after Subsection No. 53 , of
said Section, the following Subsection No. Fifty-four ( 54 ) .
"54 .
That part of the West One-half of the Southwest Quarter of
Section No. 1, Township No. 89 North, Range No. 13 West of the
Fifth Principal Meridian, in the City of Waterloo, Black Hawk
County, Iowa, described as follows:
Commencing at a point on the West line of said Section that is
810 Leet North of the Southwest corner of said Section; thence
North along the West line of said Section a distance of 200
feet; thence East along a line that is parallel with the South
line of said Section to a point that is 300 feet East of the
centerline of the paving or Primary Highway No. 63 , as located
on April 23 , 1974 , which is the point of beginning of the
tract herein described; thence South along a line that is
parallel with the centerline of said paving to a point that is
810 feet North of the South line of said Section; thence East
along a line that is parallel with the South line of said
Section a distance of 200 feet; thence North along a line that
is parallel with the centerline of said paving to the
intersection with a line drawn through the point of beginning
and parallel to the South line of said Section; thence West to
the point of beginning, all in the City of Waterloo, Black
Hawk County, Iowa,
now zoned on the Zoning Map of Waterloo, Iowa, as "A-1" ,
Agricultural District, be and the same is hereby zoned as "C-2" ,
Commercial District/"C-Z" Conditional Zoning as above described" ,
subject to the following conditions:
1. In accordance with the site plan as approved by the
Planning, Programming and Zoning Commission.
2. Any expansion of the employee parking area on the west
side of U.S. Highway 63 , is to be screened from the
adjoining residence by a solid fence of no less than 6
feet high and hard surfaced.
3 . The future use of the property on the east and west sides
of the highway shall be restricted to the current
manufacturing and all wholesale, warehouse and commercial
uses.
Section 2. That the Acting Clerk/Auditor be, and he is hereby
directed to file a certified copy of this Ordinance with the
Recorder of Black Hawk County, Iowa.
