ORDINANCE AMENDING ORDINANCE NO. 2479, AS
AMENDED, BY ADDING SECTION 287 TO SECTION 2A-
5, REZONING CERTAIN PROPERTY.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF WATERLOO, IOWA:
Section 1. That Section 2A-5, of Ordinance No. 2479, as
amended, be further amended by adding after Subsection 286, of said
Section, the following Subsection No. Two Hundred Eighty-seven
(287).
"287.
A part of the Southwest Quarter of the Southeast Quarter of
Section No. Thirteen (13) in Township No. Eighty -Nine (89)
North, Range No. Thirteen (13) West of the Fifth Principal
Meridian, in the City of Waterloo, Black Hawk County, Iowa,
described as follows:
Commencing at a point on the East line of Barclay Street, at
a point that is Twenty (20) feet North of the Northwest corner
of Lot No. One (1), in Block No. Six (6) in Peek's Second
Addition to the City of Waterloo, Iowa; thence North along the
East line of Barclay Street a distance of One Hundred Nine and
Thirteen Hundredths (109.13) feet to the Point of Beginning;
thence Easterly along a line, (which if extended would
intersect the West line of Hewitt Street at a point Two
Hundred Thirty -Seven and Ninety Hundredths (237.90) feet North
of the Northeast corner of Block No. Seven (7) of said Peek's
Second Addition), a distance of Eight Hundred Thirteen and
Ninety -Two Hundredths (813.92) feet to the West line of Hewitt
Street; thence South along the West line of Hewitt Street a
distance of Two Hundred Seventeen and Ninety Hundredths
(217.90) feet to a point that is Twenty (20) feet North of the
Northeast corner of Block No. Seven (7) of said Peek's Second
Addition; thence West along a line that is parallel with the
North line of said Block No. Seven (7) a distance of Three
Hundred (300) feet; thence North along a line that is parallel
with the West line of Hewitt Street a distance of Fifty-four
(54) feet; thence West along a line that is parallel with the
North line of said Block No. Seven (7) a distance of One
Hundred Forty -Eight and Twenty -Five (148.25) feet to the
extended East line of Peek Street; thence South along the
extended East line of Peek Street a distance of Fifty -Four
(54) feet; thence West to a point on the extended West line of
Peek Street, which point is Twenty (20) feet North of the
Northeast corner of Block No. Six (6) of said Peek's Second
Addition; thence North along the extended West line of Peek
Street a distance of Fifty -Four (54) feet; thence West along
a line which is parallel with the North line of said Block No.
Six (6) to a point which is One Hundred Sixty (160) feet East
of the East line of Barclay Street (as measured along said
line); thence North on a line parallel with the East line of
Barclay Street a distance of Fifty -Five and Eight Hundredths
(55.08) feet; thence West a distance of One Hundred Sixty
(160) feet to the Point of Beginning, containing 3.150 acres,
more or less, all in the City of Waterloo, Black Hawk County,
Iowa,
now zoned on the Zoning Map of Waterloo, Iowa, as "R-2" One and Two
Family Residence District, be and the same is hereby zoned as "R -
4,R -P" Planned Multiple Family Residence District as above
described, subject to the following conditions:
1. The complex will consist of five four-plex units. All
units will be single bedroom.
2. All units will be leased units and all exterior
maintenance of buildings and grounds will be the
responsibility of the owner.

3. No visitors will be allowed to stay on the premises
longer than three days without permission of the owner.
4. All vehicles on the premises shall be in driveable
condition.
Section 2. That the City Clerk, be and she is hereby directed
to file a certified copy of this Ordinance with the Recorder of
Black Hawk County, Iowa.
