ORDINANCE AMENDING ORDINANCE NO. 2479, AS AMENDED, BY
ADDING SUBSECTION NO. 38 TO SECTION 2A -7N, CONDITIONAL
REZONING CERTAIN PROPERTY.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF WATERLOO, IOWA:
Section 1. That Section 2A -7N, of Ordinance No. 2479, as
amended, be further amended by adding after Subsection No. 37, of
said Section, the following Subsection No. Thirty-eight (38).
"38.
Unplatted Waterloo East, the north 200 feet of the south 1,010
feet of the east 250 feet of the west 300 feet of the S.W. 1/4
of the S.W. 1/4 of Section 1, Township 89, Range 13 West,
except highway, all in the City of Waterloo, Black Hawk
County, Iowa;
now zoned on the Zoning Map of Waterloo, Iowa, as "C-1", Commercial
District, and
Unplatted Waterloo East, the north 90 feet of the south 883.51
feet of the west 297 feet of the east 330 feet of the S.E. 1/4
of the S.E. 1/4 of Section 2, Township 89, Range 13 West,
except highway, all in the City of Waterloo, Black Hawk
County, Iowa,
now zoned
District,
Zoning as
on the Zoning Map of Waterloo, Iowa as "C-2" Commercial
be and the same is hereby zoned as "C -Z" Conditional
above described, subject to the following conditions:
The lot on the west side of U.S. Highway 63 shall be used
only for parking of employees' vehicles in accordance
with the proposed site plan and all materials and
equipment currently stored on the lot shall be removed by
June 1, 1992.
2. The existing parking lot on the west side of the highway
shall be screened by a solid fence of no less than six
(6) feet in height from the adjoining residential
district to the north, excluding the front 20 feet of the
lot.
3. Any expansion of said parking lot shall be hard surfaced.
4. Future use of the property shall be restricted to the
current manufacturing use, all wholesale or warehouse
uses and all commercial uses.
Section 2. That the Deputy City Clerk be, and she is hereby
directed to file a certified copy of this Ordinance with the
Recorder of Black Hawk County, Iowa.
