ORDINANCE AMENDING ORDINANCE NO. 2479, AS
AMENDED, BY ADDING SUBSECTION NO. 44 TO
SECTION 2A -7N, CONDITIONAL REZONING CERTAIN
PROPERTY AND RESCINDING ORDINANCE NO. 3926 IN
ITS ENTIRETY.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF WATERLOO, IOWA:
Section 1. That Section 2A -7N, of Ordinance No. 2479, as
amended, be further amended by adding after Subsection No. 43, of
said Section, the following Subsection No. Forty-four (44).
"44.
Lot 157, Granger's Second Addition, all in the City of
Waterloo, Black Hawk County, Iowa,
now zoned on the Zoning Map of Waterloo, Iowa, as "R-4" Multiple
Family Residence District to "R-4" Multiple Family Residence
District/"C-Z" Conditional Zoning, as above described," subject to
the following conditions:
1. A landscaping plan, as part of the proposed site plan, in
compliance with the newly adopted landscape ordinance.
2. Screening acceptable to the adjoining property owners
along the north and south sides of the parking lot and
screening of the westerly side of the site by a 6 foot
solid fence.
3. The future building shown on the site plan be limited to
no more than 10,000 square feet and be used for "R-4"
uses only.
4. Stormwater drainage plan approved by the City Engineering
Department.
5. Ground signage be limited to one (1) monument type sign
of no more than 40 square feet.
Section 2. That the City Clerk be, and he is hereby directed
to file a certified copy of this Ordinance with the Recorder of
Black Hawk County, Iowa.
Section 3. That Ordinance No. 3926 be and the same hereby
repealed in its entirety due to an error in the legal description.
