ORDINANCE AMENDING ORDINANCE NO. 2479, AS
AMENDED, BY ADDING SUBSECTION NO. 48 TO
SECTION 2A -7N, CONDITIONAL REZONING CERTAIN
PROPERTY.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF WATERLOO, IOWA:
Section 1. That Section 2A -7N, of Ordinance No. 2479, as
amended, be further amended by adding after Subsection No. 47, of
said Section, the following Subsection No. Forty-eight (48).
"48.
Unplatted Waterloo West, North 200' of the South 875.65' and
the East 150' of the West 190' SW 4 Sec 3 Tns 88 R 13, all in
the City of Waterloo, Black Hawk County, Iowa,
now zoned on the Zoning Map of Waterloo, Iowa, as "C-1" Commercial
District to "C-1" Commercial District/"C-Z" Conditional Zoning as
above described subject to the following conditions:
1. Preparation of a traffic impact analysis for city staff
review and comment for the intersection of Kimball Avenue
and Brookeridge Drive.
2. An agreement to pay a proportionate share of the cost of
installing traffic signals at the above intersection.
3. A revised site plan showing the minimum number of
required parking spaces, if a requested variance from the
Board of Adjustment on the minimum number is denied.
Section 2. That the Acting Clerk/Auditor be, and she is
hereby directed to file a certified copy of this Ordinance with the
Recorder of Black Hawk County, Iowa.
