HomeMy WebLinkAboutOrdinance No. 5508STATE OF IOWA, } Black Hawk County, SS ORDINANCE NO. 5508 AN ORDINANCE AMENDING ORDI- NANCE NO. 5079, AS AMENDED, CITY OF WATERLOO ZONING ORDINANCE, BY AMENDING THE OFFICIAL ZONING MAP REFERRED TO IN SECTION 10-4-4, APPROVING A REZONE OF CERTAIN PROPERTY, LOCATED EAST OF 2546 SHAULIS ROAD. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WATER- LOO, IOWA AS FOLLOWS: Section 1. That the Official Zoning Map referred to in Section 10-4-4, Rezoning Certain Proper- ty of Ordinance No. 5079, as amended, City of Waterloo Zoning Ordinance, be amended to rezone the property legally described as follows: ALL THAT PART OF THE SECTION THIRTEEN (13), TOWNSHIP EIGHTY-EIGHT NORTH (T88N), RANGE THIRTEEN WEST (R13W) OF THE FIFTH PRINCIPAL MERIDIAN, IN THE CITY OF WATER- LOO, BLACK HAWK COUNTY, IOWA, DESCRIBED AS FOLLOWS: THE NORTHWEST QUARTER (NW 1/4) OF THE NORTHEAST QUARTER (NE 1/4) OF AFORESAID SECTION THIRTEEN (13) AND THE SOUTHWEST QUARTER (SW 1/4) OF THE NORTHEAST QUARTER (NE 1/4) OF AFORESAID SECTION THIRTEEN (13) AND ALL THAT PART OF THE NORTHWEST QUARTER (NW 1 /4) OF AFORESAID SECTION THIR- TEEN (13) LYING SOUTHEASTERLY OF EXISTING CENTERLINE OF CREEK DESCRIBED AS FOLLOWS: COMMENCING AT THE NORTH QUAR- TER CORNER OF AFORESAID SEC- TION THIRTEEN (13); THENCE S88°55'52"W THREE HUNDRED SIXTY- SEVEN AND EIGHTY-SEVEN HUN- DREDTHS (367.87) FEET ALONG THE NORTH LINE OF AFORESAID NORTH- WEST QUARTER (NW 1/4) TO THE B OF BEGINNING; THENCE -526"02'527W ONE HUNDRED SIXTY AND SEVERTY-ONE HUNDREDTHS (160.71) FEET; THENCE 5.4009'13"W ONE THOUSAND THREE HUNDRBLL, SEVENTY-THREE AND SEVENTY-NINE HUNDREDTHS (1373.79) FEET; THENCE S27°46'02'W ONE THOUSAND SIX HUNDRED SEVENTY-TWO AND SEVENTY HUNDREDTHS (1672.70) FEET TO THE SOUTH LINE OF AFORESAID NORTHWEST QUARTER (NW 1/4) AND TO THE POINT OF TERMINATION. CONTAINING 159 ACRES. now zoned on the Official Zoning Map of Waterloo, Iowa, approximately 159 acres, generally located alohg US Highway 218, along Shaulis Road, as "A-1" Agricultural District, be and the same is hereby rezoned as "C -P" Planned Commercial District, as above described, and subject to the following conditions: 1. That the site plan meets all applicable city codes, regulations, etc. including, but not limited to, parking, landscaping, drainage, etc. Section 2. That the City Clerk is hereby authorized and directed to file a certified copy of this ordinance with the Recorder of Black Hawk County, Iowa.
