RESOLUTION NO. 2009-762
RESOLUTION APPROVING REQUEST OF LANDMARK
COMMONS FOR A MINOR SITE PLAN AMENDMENT TO
THE "R-4 , R-P" PLANNED RESIDENCE DISTRICT FOR
CONSTRUCTION OF A 5 , 097 SQUARE FOOT ADDITION
FOR A POOL FACILITY ON THEIR PROPERTY LOCATED
AT 1400 MAXHELEN BOULEVARD, 1/ MILE EAST OF
HAMMOND AVENUE, JUST SOUTH OF HIGHWAY 20 .
WHEREAS, it has been proposed that the Council of the City
of Waterloo, Iowa, approve the request of Landmark Commons for a
minor Site Plan Amendment to the "R-4 , R-P" Planned Residence
District for a 5, 097 square foot addition for a pool facility on
their property located at 1400 Maxhelen Boulevard, 'A mile east of
Hammond Avenue, just south of Highway 20, legally described as
follows :
Parcel "A"
That part of the Northwest Quarter (NW 1/) and the
Southwest Quarter (SW 'A) of Section Eleven (11) ,
Township Eighty-eight North (T88N) , Range Thirteen West
(R13W) of the Fifth Principal Meridian, City of
Waterloo, Black Hawk County, Iowa, described as
follows :
The Southeast Quarter (SE 14) and the Southwest Quarter
(SW 1/) , of said Northwest Quarter (NW 1/) , South of U. S .
Highway No. 20, and except that part platted in
Guernsey Park, Guernsey Park First Addition, and
Guernsey Park Second Addition, all in Waterloo, Black
Hawk County, Iowa; and
The North Half (N ) of the Northeast Quarter (NE 1/) of
said Southwest Quarter (SW 1/) ; and
The North Three Hundred (300 . 00) feet of the East Six
Hundred (600 . 00) feet of the South Half (S ) of the
Northeast Quarter (NE 1/) of said Southwest Quarter (SW
1A) •
The above described area contains 44 . 50 Acres, all in
the City of Waterloo, Black Hawk County, Iowa.
WHEREAS, due to the insignificant nature of said minor Site
Plan Amendment, the Council did not deem it necessary to hold a
public hearing, and
WHEREAS, it is the opinion of this Council that said minor
Site Plan Amendment should be approved as proposed.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF WATERLOO, IOWA, that the minor Site Plan Amendment to the
"R-4 , R-P" Planned Residence District for a 5, 097 square foot
addition for a pool facility for Landmark Commons, 1400 Maxhelen
Boulevard, 1/ mile east of Hammond Avenue, just south of Highway
20, be and the same is hereby approved.
