ORDINANCE AMENDING OPDTNANCE NO. 2479, AS AmENDEP,
8Y ADDING SURSECTlON NO. 9 TO SECTION 2A -7-R, CONDI-
TIONALLY REZONING CERTAIN PROPERTY.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF WATERLOO, IOWA:
Section 1. That Section 2A -7-N of Ordinance No. 2479, as amended, be
further amended by adding after Subsection No. R of said Section, the
following Subsection No. 9, nine (9) described as:

Lot 13, BpoOkeridge Addition, City of NaterlUU, lack Hawk
County, Iowa.
now zoned on the Zoning Map of Waterloo, Iowa, as "C-Yx Commercial
District to "C -Z" Conditional Zoning District as described above,
subject to the following conditions.
(1) That the pUegeot New Car Dealership be the major type
of vehicle sold from the subject property.
(2) All parking areas to be hard -surfaced.
(3) All lighting to he sited in a fashion to light only
the subject property and not pose a nuisance to
adjacent properties.
The maximum size of all signs to he no greater than
one hundred (100) square feet.

The maximum height of the pole sign noted on the site
plan to be no greater than twenty-six (26) feet.
(5) Storm water runoff to be retained on-site in a manner
approved by the City Engineer.
(7) Waste materials to be stored on the interior of the
facility or within a fenced area on the exterior of
the building.
(8) The storage of parts to be within the building.
A twenty (20) foot green space area to be maintained
adjacent to the parking area along West Ninth Street
and the San Marnan Drive frontage road.
(10) Landscaping of all open areas to be provided as a
buffer and to be maintained.
(11) The proposed building shall be constructed of
materials and in a style tnat retains the character
Of the neighborhood.

Section 2. That the City Clerk/Auditor be, and he is hereby directed to
file a certified copy of this Ordinance with the Recorder of Black Hawk
County, Iowa.
Passed and adopted by the City Council on the 18th day of August,
1986, approved by the Mayor on the 20th day of August, 1986.
