(assumed bearing for the purpose of this description)on the North line of said Lot 1, also being the present South
right-of-way line of E. Donald Street, 46.62 feet; thence South 78°15'31"West, 13.26 feet; thence South 48°10'05"
West, 14.00 feet; thence South 77°32'58"West, 11.82 feet; thence South 27°30'05"West, 25.22 feet to the West
