Submitted by: Noel Anderson Recommended Building and Ground Action: To review request to ensure that it meets the sale of city owned property policy and make recommendation to City Council, Summary Statement: The property at 1135 Magnolia was a home that was acquired through Iowa Code 657A and has since been demolished. Ms. Troyna who lives adjacent to the 1135 Magnolia Parkway at 1139 Magnolia Parkway would like to purchase the property for the purpose of building a 2.3 stall garage on the property. The lot dimensions ate 40' x 125' or 5,000 square feet. The current ordinance requires that the minimum lot size for newly developed lots be a minimum of 6,000 square feet, making this lot a lot of record or legal nonconforming, The county assessor's office has an assessed value of $7,760. Ms. Troyna is offering $3,000 a difference of $4,760. However, based on discussion with the County Assessor's office the value of lots typically will drop $1,500 to $2,000 once the structure has been removed. As was stated earlier, Ms. Tronya is planning to build a 2 to 3 stall garage on the property if the purchase is successful.
