ORDINANCE NO. 5138 AN ORDINANCE AMENDING ORDINANCE NO. 5079, AS AMENDED, CITY OF WATERLOO ZONING ORDINANCE, BY AMENDING THE OFFICIAL ZONING MAP REFERRED TO IN SECTION 10-4-4, REZONING CERTAIN PROPERTY. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WATERLOO, IOWA: Section 1. That the Official Zoning Map referred to in Section 10-4-4, Rezoning Certain Property, of Ordinance No. 5079, as amended, City of Waterloo Zoning Ordinance, be amended to rezone the property legally described as follows: Lots 1 and 2, Block 13, Does Addition, Waterloo, Black Hawk County, Iowa; now zoned on the Official Zoning Map of Waterloo, Iowa, approximately 0.386 acres located at 820 South Street, 828 South Street and 612 West 7th Street, as "R-3" Multiple Residence District, be and the same is hereby zoned as "C -2,C -Z" Conditional Zoning Commercial District as above described, subject to the following conditions: 1. An effective visual screen including a 6 -foot solid fence and landscaping is erected along any bordering residentially zoned property, including along the property line adjoining 814 South Street and the rear alley. The screen shall also be laced along the property line adjoining 612 West 7t Street if the property is not acquired by the applicant prior to the construction of the vehicle display lot or storage building. 2. The storage building is designed in such a way that it matches the decorative block design of the office building at the main site at 812 Washington Street. 3. That final site plans meet all applicable city codes, regulations, etc. including, but not limited to, parking, landscaping, drainage, etc. Section 2. That the City Clerk be, and she is hereby directed to file a certified copy of this Ordinance with the Recorder of Black Hawk County, Iowa.
