RESOLUTION NO. 2008-820
RESOLUTION APPROVING REQUEST OF UNITED
MEDICAL PARK FOR A MINOR SITE PLAN AMENDMENT
TO THE "R-4, C-Z" CONDITIONAL ZONING DISTRICT
FOR THE PURPOSE OF CONSTRUCTION OF TWO
ADDITIONS TO THE BUILDING AND PARKING
IMPROVEMENTS .
WHEREAS, it has been proposed that the Council of the City
of Waterloo, Iowa, approve a minor Site Plan Amendment to the
"R-4, C-Z" Conditional Zoning District to allow United Medical
Park to construct two additions to the building and parking
improvements, legally described as follows :
A parcel of land located in part of the Northwest 4 of
the Northeast fractional 4 and the Northeast 4 of the
Northwest fractional 4 in Section 5 Township 88 Range
13 described as follows : Commencing at the Northeast
corner of said Section 5; thence West 2162 . 43 feet
along the North line of the Northeast fractional 4 of
said Section 5; thence South 136. 87 feet to a point on
the existing Southerly right-of-way line of Ridgeway
Avenue the point of beginning; thence South 40 Degrees
49 Minutes 09 Seconds East 56. 94 feet to a point on the
Northwesterly right-of-way line of West 4th Street
( former US 63) ; thence South 49 Degrees 10 Minutes 49
Seconds West 100 feet along said line; thence
continuing along said line South 40 Degrees 49 Minutes
11 Seconds East 15 feet; thence continuing along said
line South 49 Degrees 10 Minutes 49 Seconds West 848 . 70
feet; thence continuing along said line South 48
Degrees 45 Minutes 39 Seconds West 689 . 81 feet to a
point on the extension of the North line of Kingswood
Addition; thence West 359 . 51 feet along said line and
the North line of Lot 1 Kingswood Addition; thence
North 1131 . 96 feet to a point on the existing Southerly
right-of-way line of Ridgeway Avenue; thence East
1064 . 25 feet along said line; thence continuing along
said line East 485 . 02 feet to the point of beginning
excepting parcel a part of the Northeast fractional 4
of Section 5 Township 88 Range 13 described as follows :
Commencing at the Northeast corner of the Northeast
fractional 4 of Section 5; thence North 89 Degrees 58
Minutes 33 Seconds West along the North line of said
Northeast corner of the Northeast fractional 4 of
Section 5 2162 . 43 feet; thence South 136 . 87 feet to the
Southerly public right-of-way of West Ridgeway Avenue
and the point of beginning; thence South 40 Degrees 49
Minutes 9 Seconds East 56. 94 feet to the Northwesterly
public right-of-way of West 4th Street; thence South 49
Degrees 10 Minutes 49 Seconds West along said right-of-
way line 100 feet; thence South 40 Degrees 49 Minutes
11 Seconds East along said right-of-way line 15 feet;
thence South 49 Degrees 10 Minutes 49 Seconds West
along said right-of-way line 393 . 59 feet; thence North
376. 96 feet to the Southerly right-of-way line of West
Ridgeway Avenue; thence North 89 Degrees 58 Minutes 38
Seconds East along the Southerly right-of-way line of
West Ridgeway Avenue 326. 53 feet to the point of
beginning, all in the City of Waterloo, Black Hawk
County, State of Iowa.
