RESOLUTION NO. 2007-569
RESOLUTION APPROVING THE REQUEST OF INVISION
ARCHITECTURE ON BEHALF OF CEDAR VALLEY
MEDICAL SPECIALISTS FOR A SITE PLAN AMENDMENT
TO THE "R-4, C-Z" CONDITIONAL ZONING DISTRICT
FOR PROPERTY GENERALLY LOCATED EAST OF 1661
WEST RIDGEWAY AVENUE, JUST WEST OF WEST 4TH
STREET, TO ALLOW FOR DEVELOPMENT OF AN
ONCOLOGY CLINIC, INCLUDING A 17, 678 SQUARE
.FOOT BUILDING AND 81 STALL PARKING LOT IN THE
CITY OF WATERLOO, BLACK HAWK COUNTY, IOWA.
WHEREAS, it has been proposed that the Council of the City
of Waterloo, Iowa, approve a site plan amendment to the "R-4, C-Z"
Conditional Zoning District for property generally located east
of 1661 West Ridgeway Avenue, just west of West 4th Street, to
allow for development of an Oncology Clinic, including a 17, 678
square foot building and 81 stall parking lot, legally described
as follows :
A part of the NE Frac. ;4 of Section 5-88-13, Waterloo,
Black Hawk County, Iowa, described as follows :
Commencing at the Northeast corner of the NE Frac. 'I of
said Section 5; thence N 89°58133" W along the North
line of the NE Frac. 3�4 of said Section 5 a distance of
2126. 43 feet; thence S 00°01' 27" W a distance of 136. 87
feet to the Southerly R-O-W line of W. Ridgeway Avenue
and the point of beginning; thence S 40049' 09" E a
distance of 56. 94 feet to the Northwesterly R-O-W line
Of W. Fourth Street; thence S 49010149" W along said
R-O-W line a distance of 100 . 00 feet; thence S
40049' 11" E along said R-O-W line a distance of 15. 00
feet; thence S 49010149" W along said R-O-W line a
distance of 393 . 59 feet; thence N 00000' 13" W a
distance of 376. 96 feet to the Southerly R-O-W line of
W. Ridgeway Avenue; thence N 89°58' 38" E along the
Southerly R-O-W line of W. Ridgeway Avenue a distance
of 326 . 53 feet to the point of beginning.
The North line of the NE Frac. '44 of said Section 5 is
assumed to bear N 89058' 33" W, all in the City of
Waterloo, Black Hawk County, Iowa.
WHEREAS, a public hearing was held on July 9, 2007, at 5 : 30
P.M. , at City Hall Council Chambers, Waterloo, Iowa, as provided
by law, by the Council of the City of Waterloo, Iowa, on the
proposal to approve said above mentioned site plan amendment, and
WHEREAS, it is the opinion of this Council that said site
plan amendment should be approved as proposed.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF WATERLOO, IOWA, that a site plan amendment to the "R-4, C-
Z" Conditional Zoning District for property generally located
east of 1661 West Ridgeway Avenue, just west of West 4th Street
to allow for development of an Oncology Clinic, including a
17, 678 square foot building and 81 stall parking lot, be and the
same is hereby approved.
