RESOLUTION NO. 2007-969
RESOLUTION APPROVING MINOR SITE PLAN
AMENDMENT TO THE "R-4, R-P" PLANNED RESIDENCE
DISTRICT FOR LANDMARK COMMONS FOR DEVELOPMENT
OF TWO DETACHED GARAGES ON PROPERTY GENERALLY
LOCATED AT 1400 MAXHELEN BOULEVARD, �-4 MILE
EAST OF HAMMOND AVENUE, JUST SOUTH OF HIGHWAY
20 .
WHEREAS, it has been proposed that the Council of the City
of Waterloo, Iowa, approve a minor site plan amendment to the
"R-4 , R-P" Planned Residence District for Landmark Commons for
development of two detached garages on property generally located
at 1400 Maxhelen Boulevard, '�,4 mile east of Hammond Avenue, just
south of Highway 20, legally described as follows :
Parcel "A"
That part of the Northwest Quarter (NW 1�4) and the
Southwest Quarter (SW 1,'4) of Section Eleven ( 11) ,
Township Eighty-eight North (T88N) , Range Thirteen West
(R13W) of the Fifth Principal Meridian, City of
Waterloo, Black Hawk County, Iowa, described as
follows :
The Southeast Quarter (SE of the Southwest Quarter
(SW 4) , of said Northwest Quarter (NW 9) , South of U. S .
Highway No. 20, and except that part platted in
Guernsey Park, Guernsey Park First Addition, and
Guernsey Park Second Addition, all in Waterloo, Black
Hawk County, Iowa; and
The North Half (N '-z) of the Northeast Quarter (NE �-4) of
said Southwest Quarter (SW 'i) ; and
The North Three Hundred (300 . 00) feet of the East Six
Hundred (600 . 00) feet of the South Half (S '- ) of the
Northeast Quarter (NE 1�4) of said Southwest Quarter (SW
1-4) .
The above described area contains 44 . 50 Acres .
WHEREAS, due to the insignificant nature of said minor site
plan amendment, the Council did not deem it necessary to hold a
public hearing, and
WHEREAS, it is the opinion of this Council that said minor
site plan amendment should be approved as proposed.
NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF
WATERLOO, IOWA, that the minor site plan amendment to the "R-4, R-P"
Planned Residence District for Landmark Commons for the development
of two detached garages on property generally located at 1400
Maxhelen Boulevard, 1�4 mile east of Hammond Avenue, just south of
Highway 20, be and the same is hereby approved.
