RESOLUTION FIXING THE TIME AND PLACE OF
HEARING AND NOTICE TO BE GIVEN ON THE REQUEST
OF INVISION ARCHITECTURE ON BEHALF OF CEDAR
VALLEY MEDICAL SPECIALISTS FOR A SITE PLAN
AMENDMENT TO THE "R-4, C-Z" CONDITIONAL ZONING
DISTRICT FOR PROPERTY GENERALLY LOCATED EAST
OF 1661 WEST RIDGEWAY AVENUE, JUST WEST OF
WEST 4TH STREET, AS JULY 9, 2007 , AT 5 : 30
P.M. IN THE COUNCIL CHAMBERS AND INSTRUCTING
CITY CLERK TO PUBLISH NOTICE OF HEARING.
WHEREAS, the Council of the City of Waterloo, Iowa, shall
meet in the Council Chambers in the City Hall in the City of
Waterloo, Iowa, at 5 : 30 p.m. on the 9th day of July, 2007, for
the purpose of considering the request of Invision Architecture
on behalf of Cedar Valley Medical Specialists for a site plan
amendment to the "R-4, C-Z" Conditional Zoning District for
property generally located east of 1661 West Ridgeway Avenue,
just west of West 4th Street, to allow for development of an
Oncology Clinic, including a 17, 678 square foot building and an
81 stall parking lot and legally described as follows :
A part of the NE Frac. 1�4 of Section 5-88-13, Waterloo,
Black Hawk County, Iowa, described as follows :
Commencing at the Northeast corner of the NE Frac. 1,i of
said Section 5; thence N 89058' 33" W along the North
line of the NE Frac. 1�4 of said Section 5 a distance of
2126 . 43 feet; thence S 00°01' 27" W a distance of 136. 87
feet to the Southerly R-O-W line of W. Ridgeway Avenue
and the point of beginning; thence S 40049109" E a
distance of 56. 94 feet to the Northwesterly R-O-W line
of W. Fourth Street; thence S 49010149" W along said
R-O-W line a distance of 100 . 00 feet; thence S
40°49111" E along said R-O-W line a distance of 15 . 00
feet; thence S 49°10149" W along said R-O-W line a
distance of 393 . 59 feet; thence N 00000113" W a
distance of 376. 96 feet to the Southerly R-O-W line of
W. Ridgeway Avenue; thence N 89058138" E along the
Southerly R-O-W line of W. Ridgeway Avenue a distance
of 326. 53 feet to the point of beginning.
The North line of the NE Frac. k of said Section 5 is
assumed to bear N 89°58' 33" W, all in the City of
Waterloo, Black Hawk County, Iowa .
NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF
WATERLOO, IOWA, that the City Clerk is hereby directed to publish
notice of the time and place of said hearing in the Waterloo
Courier.
