IFC 907 915 IPMC 704
Smoke detectors are needed in each bedroom and
outside of the bedrooms. CO detectors are needed
in vicinity of the bedrooms.
IPMC 304.10
Exterior stairs, deck, railing/guards unsafe. Every
exterior deck, stairs, porch, and all appurtenances
shall be maintained structurally sound, in good
repair, with proper anchorage and capable of
supporting the imposed loads. Stairs, treads,
railings, guards, supports need replaced. Treads
broken, deck listing, and railings deteriorated and
unsafe. Replace stairs and deck.
IPMC 304.7 Roof above porch needs replaced. Underlayment for
porch roof is rotten and leaking.
IPMC 304.12 Handrails are needed for stairs to unit.
IPMC 605 Exterior lights hanging off siding. All lights in unit will
need globes on lights. Check outlets in unit some
are not in working condition.
IPMC 309 Bats under porch. Extermination shall be the
responsibility or the owner. Mice on the interior will
need exterminated.
IPMC 504 Sink drain needs repaired and check where leak is in
water system under sink.
Bath tub and sink need repaired. Faucet on tub
sprays water when turned on. Sink in bathroom not
attached to wall. Drain on sink in bathroom leaks.
IPMC 403.2 Bathroom needs to have an exhaust fan installed in
bathroom.
IPMC 305 Flooring in kitchen needs repaired. Transition from
cabinets to floor missing and mice are potentially
coming through this area.
IPMC 304.15
Front door needs repaired/replaced. Doors and
assemblies shall be maintained in good condition.
Trim around door missing and water is leaking
through the top of the door. Roof at door is decayed
and needs replaced.
9-7-4 9-7-5 Landlord license and rental registration is needed
for all rental units. Court orders in place for failure to
register.
IPMC 108.1.5 Stairs, walking surface, & exit for egress is warped,
work, loose, and unsafe to not provide a safe and
adequate means of egress.
IPMC 404.6 The unit stove does not work and all units shall have
a kitchen sink, cooking appliance, and refrigeration
facilities to meet code requirements.
