IPMC 603 Mechanical equipment shall be maintained in in a
safe working condition and shall be capable of
performing the intended function.
AC unit is not working for unit and needs looked at
by a licensed contractor.
Violation Comments
IPMC 602 Furnace and associated duct work will need to be
cleaned. Substantial build up of dirt in furnace
cabinet and on all vents and return registers. Clean
all associated components of the system.
Install new furnace filter in furnace since the current
filter has exceeded in life expectancy.
IPMC 504 Disposal is cracked and is leaking water. Replace
disposal. Sink in kitchen is leaking and a bucket is
catching the water.
Toilet in bathroom is not set on floor correctly. Floor
is damaged from water damage and will need
replaced. Re-set toilet on floor.
IPMC 305.3 Interior surfaces,walls, and floors shall be
maintained free from peeling paint. Ceiling in kitchen
is leaking onto cabinets and needs repaired. Find
source of roof leak into unit. Repair all peeling and
abraded paint from water damage. Ceiling in
entryway has ceiling paint also. Repair all holes in
walls.
IPMC 403.2 Exhaust fan was not working and needs a good
cleaning. Fan cover not attached to exhaust fan.,
IPMC 304.15 702 Main entrance to apartment building is broken and
does not provide security to the tenants. Exterior
doors, door assemblies,operator systems, and
hardware shall be maintained in good condition.
Egress doors shall be readily openable from the side
from which the egress is to be made.
IPMC 106.4 All corrections shall be completed in 30 days.Any
person who shall violate a provision of this code,or
fail to comply with any of the requirements thereof,
shall be prosecuted within the limits provided by
state or local laws. Each day that a violation(s)
continue after due notice has been served shall be
deemed a separate offense. Make require repairs in
a timely manner.
