Have licensed HVAC check furnace and obtain permits and inspections to ensure furnace is safe to operate. IPMC 304.13 Several windows need repaired.Windows leaking and exterior trim rotten.Windows shall be kept in sound condition, good repair,and weather tight. IPMC 305 Wall and ceiling damage in bedroom by chimney. Leak is occurring around chimney and causing damage to walls. Back Room ceiling has collapsed and leaving room unsafe to use.Water damage and potential presence of mold in room. IPMC 304.12 Balusters need replaced on stairs that are broken. IPMC 309 Rodents living under house will need exterminated. IPMC 108.1.3 Structure potential unfit to occupy because of the air borne mold spores in house from water damage. House was vacant a number of years ago and had severe water damage from a water pipe that broke in the winter months. IPMC 102.5 Workmanship repairs, maintenance work, alterations, or installations shall be executed and installed in a workmanlike manner and installed in accordance with the manufactures instructions to meet applicable city codes.
