STATUS CODE DESCRIPTION
FAIL 1031.7 - Emergency escape
and rescue openings
Required emergency escape and rescue openings shall be maintained in accordance
with the code in effect at the time of construction, and the following: Required
emergency escape and rescue openings shall be operational from the inside of the
room without the use of keys or tools. Bars, grilles, grates or similar devices are
allowed to be placed over emergency escape and rescue openings provided the
minimum net clear opening size complies with the code that was in effect at the time
of construction and such devices shall be releasable or removable from the inside
without the use of a key, tool or force greater than that which is required for normal
operation of the emergency escape and rescue opening.
Inspector: BARRY STRATTON - Comments: NO egress window in basement. Basement
being used as a bedroom. Cease using basement for sleeping purposes.
FAIL 605.1 - Abatement of
electrical hazards
Identified electrical hazards shall be abated. Identified hazardous electrical conditions
in permanent wiring shall be brought to the attention of the responsible code official.
Electrical wiring, devices, appliances and other equipment that is modified or
damaged and constitutes an electrical shock or fire hazard shall not be used.
Inspector: BARRY STRATTON - Comments: Outlets in units not working. All outlets
shall be in working condition. Electric panel in basement has open slot in panel with
exposed wires. Electric outlet in basement has exposed wires. Hanging light light in
unit # 4 has wire nuts on cord and this is unsafe and needs removed. Hire licensed
electrician to make electrical repairs. Bath fan in unit # 4 will need replaced and
exhaust to the exterior of the house. All lights in hallways shall illuminate so visibility
can been seen going up/down stairs.
FAIL 906.1 - Where required Portable fire extinguishers shall be installed in all of the following locations: 1. In new
and existing Group A, B, E, F, H, I, M, R-1, R-2, R-4 and S occupancies. Exception: In
Group R-2 occupancies, portable fire extinguishers shall be required only in locations
specified in Items 2 through 6 where each dwelling unit is provided with a portable
fire extinguisher having a minimum rating of 1-A: 10-B: C. 2. Within 30 feet (9144 mm)
of commercial cooking equipment. 3. In areas where flammable or combustible
liquids are stored, used or dispensed. 4. On each floor of structures under
construction, except Group R-3 occupancies, in accordance with Section 3315.1. 5.
Where required by the sections indicated in Table 906.1. 6. Special-hazard areas,
including but not limited to laboratories, computer rooms and generator rooms,
where required by the fire code official.
Inspector: BARRY STRATTON - Comments: Fire extinguishers will need to be installed
to meet code and all extinguishers will need updated.

FAIL 907.2.11 - Single- and
multiple-station smoke
alarms
Listed single- and multiple- station smoke alarms complying with UL 217 shall be
installed in accordance with Sections 907.2.11.1 through 907.2.11.6 and NFPA 72.
Inspector: BARRY STRATTON - Comments: Smoke detectors will need to be in working
condition in all units/building. CO detectors will need installed to code in all units.
FAIL 915.4 - Carbon monoxide
alarms
Carbon monoxide alarms shall comply with Sections 915.4.1 through 915.4.3.
Inspector: BARRY STRATTON - Comments: CO detectors will need installed to meet
code.
FAIL R1 - Unsafe Structures Is the structure found to be dangerous to the life, health, property or safety of either
the public or occupants of the structure? (IPMC 108.1.1)
Inspector: BARRY STRATTON - Comments: Mold potential to form with all the leaks in
building.
FAIL R2 - Unsafe Equipment Was the presence of unsafe equipment noted during the inspection? Equipment may
include boilers, heating equipment, elevator, moving stairways, electrical wiring, and
flammable liquid containers. (IPMC 108.1.2)
Inspector: BARRY STRATTON - Comments: Open electric hazards in building and
outlets not working. Wiring exposed in panels and open boxes in basement. All hook
latch/locks will need to be removed.
FAIL R4 - Exterior Property Areas Is the exterior property area maintained in a clean, safe, and sanitary condition? This
includes grading and drainage, sidewalks and driveways, weeds, and pest
infestations. (IPMC 302)
Inspector: BARRY STRATTON - Comments: Roof and gutters will need repaired. Roof
water leaking into attic . Guard rail around front porch is not in good condition and is
missing balusters.
FAIL R5 - Exterior Structure Is the exterior of the structure maintained in good repair, structurally sound and
sanitary state? (IPMC 304)

FAIL R6 - Interior Structure Has the interior of the structure and equipment inside been maintained in good
repair, structurally sound, and in a sanitary condition? (IPMC 305)

Inspector: BARRY STRATTON - Comments: Ceiling in unit # 4 is water damaged. All
areas that are damaged will need removed and replaced. All latch locks will need
removed throughout. All door hardware on all doors will need to be in working
condition that will allow door to close and latch. Handrails will need to be secured to
wall going upstairs. Handrail to basement is not proper size. Windows and screens
will need repaired/replaced. Windows will need to be capable of opening and closing.
Kitchen cabinets in units will need repaired. Drums and containers in attic that are
catching water from roof leaking will need removed. All kitchen cabinets in all units
will need to be clean, capable of being used to prepare meals. All drawers will need to
work and all drawers missing will need replaced. All floors in units will be maintained
in a clean, safe, and sanitary condition.
FAIL R6.A. - Interior Structure-
Unsafe Conditions
Were any unsafe conditions noted during the interior inspection?(IPMC 305.1.1)
Inspector: BARRY STRATTON - Comments: Electric hazards, floors, ceilings, handrails,
condition of the units, basement being used as bedroom without egress windows.
FAIL R6.C. - Mechanical Eqiupment Are mechanical appliances properly installed and maintained in good working
condition? (IPMC 603.1)
Inspector: BARRY STRATTON - Comments: Plumbing leaks in unit # 4 bathroom pipe
running up wall by toilet. Stove and refrigerator will need replaced in unit # 4. Check
all appliances in all units. Unit # 1 stove not working and is unsafe in current
condition. Plumbing leaking in basement. Toilet not working in unit # 1.
FAIL R6.D. - Receptacles Every habitable space in a dwelling shall contain not less than two separate and
remote receptacle outlets. Every laundry area shall contain not less than one
grounding-type receptacle or a receptacle with a GFCI. Every bathroom shall contain
not less than one receptacle. Any new bathroom receptacle shall have GFCI
protection. All receptacles shall have the appropriate faceplate cover. (IPMC 605.2)
Inspector: BARRY STRATTON - Comments: All outlets will need attention and capable
of being in working condition.
GENERAL NOTES
BARRY STRATTON - 06/18/2020 @ 11:55 1013 Mulberry St Units 1, 2, 3, & 4 will need to be repaired so they will meet rental
code.
