Exception: In Group R-3 occupancies; within dwelling units in Group R-2 occupancies; and in Group U occupancies that are accessory to a Group R-3 occupancy or accessory to individual dwelling units in Group R-2 occupancies; handrails shall be Type I in accordance with Section 1014.3.1, Type II in accordance with Section 1014.3.2 or shall provide equivalent graspability. Inspector: BARRY STRATTON - Comments: handrails needed on all stairs inside and outside of hosue. FAIL 1031.7 - Emergency escape and rescue openings Required emergency escape and rescue openings shall be maintained in accordance with the code in effect at the time of construction, and the following: Required emergency escape and rescue openings shall be operational from the inside of the room without the use of keys or tools. Bars, grilles, grates or similar devices are allowed to be placed over emergency escape and rescue openings provided the minimum net clear opening size complies with the code that was in effect at the time of construction and such devices shall be releasable or removable from the inside without the use of a key, tool or force greater than that which is required for normal operation of the emergency escape and rescue opening. Inspector: BARRY STRATTON - Comments: Lower level used as a bedroom without egress windows. FAIL 605.1 - Abatement of electrical hazards Identified electrical hazards shall be abated. Identified hazardous electrical conditions in permanent wiring shall be brought to the attention of the responsible code official. Electrical wiring, devices, appliances and other equipment that is modified or damaged and constitutes an electrical shock or fire hazard shall not be used. Inspector: BARRY STRATTON - Comments: All switches and outlets will need approved covers. Electric panel will need a cover on panel. All light fixtures will need approved globes. FAIL 907.2.11 - Single- and multiple-station smoke alarms Listed single- and multiple- station smoke alarms complying with UL 217 shall be installed in accordance with Sections 907.2.11.1 through 907.2.11.6 and NFPA 72. (IPMC 108.1.1) Inspector: BARRY STRATTON - Comments: Accessory structure potentially full of mold. FAIL R2 - Unsafe Equipment Was the presence of unsafe equipment noted during the inspection? Equipment may include boilers, heating equipment, elevator, moving stairways, electrical wiring, and flammable liquid containers. (IPMC 108.1.2) Inspector: BARRY STRATTON - Comments: Electric panel and water heater. FAIL R5 - Exterior Structure Is the exterior of the structure maintained in good repair, structurally sound and sanitary state? (IPMC 304) Inspector: BARRY STRATTON - Comments: Deck is unsafe and has not been fixed. FAIL R6 - Interior Structure Has the interior of the structure and equipment inside been maintained in good repair, structurally sound, and in a sanitary condition? (IPMC 305) Inspector: BARRY STRATTON - Comments: Kitchen cabinets, bath floor, kitchen floor, doors & jambs, holes, interior doors and trim, all items will need repaired. FAIL R6.A. - Interior Structure- Unsafe Conditions Were any unsafe conditions noted during the interior inspection?(IPMC 305.1.1) Inspector: BARRY STRATTON - Comments: Water in basement. FAIL R6.C. - Mechanical Eqiupment Are mechanical appliances properly installed and maintained in good working condition? (IPMC 603.1) Inspector: BARRY STRATTON - Comments: Water heater flue needed corrected and register covers need to be in place on heat registers.
