Inspector: BARRY STRATTON - Comments: Door to garage. FAIL 1031.7 - Emergency escape and rescue openings Required emergency escape and rescue openings shall be maintained in accordance with the code in effect at the time of construction, and the following: Required emergency escape and rescue openings shall be operational from the inside of the room without the use of keys or tools. Bars, grilles, grates or similar devices are allowed to be placed over emergency escape and rescue openings provided the minimum net clear opening size complies with the code that was in effect at the time of construction and such devices shall be releasable or removable from the inside without the use of a key, tool or force greater than that which is required for normal operation of the emergency escape and rescue opening. Inspector: BARRY STRATTON - Comments: Rooms used for bedrooms in lower level do not meet the egress requirement. Windows do not meet egress for rooms to be used as bedrooms. FAIL 605.1 - Abatement of electrical hazards Identified electrical hazards shall be abated. Identified hazardous electrical conditions in permanent wiring shall be brought to the attention of the responsible code official. Electrical wiring, devices, appliances and other equipment that is modified or damaged and constitutes an electrical shock or fire hazard shall not be used. In new and existing Group A, B, E, F, H, I, M, R-1, R-2, R-4 and S occupancies. Exception: In Group R-2 occupancies, portable fire extinguishers shall be required only in locations specified in Items 2 through 6 where each dwelling unit is provided with a portable fire extinguisher having a minimum rating of 1-A: 10-B: C. 2. Within 30 feet (9144 mm) of commercial cooking equipment. 3. In areas where flammable or combustible liquids are stored, used or dispensed. 4. On each floor of structures under construction, except Group R-3 occupancies, in accordance with Section 3315.1. 5. Where required by the sections indicated in Table 906.1. 6. Special-hazard areas, including but not limited to laboratories, computer rooms and generator rooms, where required by the fire code official. Inspector: BARRY STRATTON - Comments: Need updated fire extinguisher in unit. FAIL 907.2.11 - Single- and multiple-station smoke alarms Listed single- and multiple- station smoke alarms complying with UL 217 shall be installed in accordance with Sections 907.2.11.1 through 907.2.11.6 and NFPA 72. Inspector: BARRY STRATTON - Comments: Smoke detectors needed in each bedroom, outside of the bedrooms, and in the basement. FAIL 915.4 - Carbon monoxide alarms Carbon monoxide alarms shall comply with Sections 915.4.1 through 915.4.3. Inspector: BARRY STRATTON - Comments: CO detectors are needed in vicinity of any bedroom. FAIL R4 - Exterior Property Areas Is the exterior property area maintained in a clean, safe, and sanitary condition? This includes grading and drainage, sidewalks and driveways, weeds, and pest infestations. (IPMC 302) Inspector: BARRY STRATTON - Comments: Driveway FAIL R5 - Exterior Structure Is the exterior of the structure maintained in good repair, structurally sound and sanitary state? (IPMC 304) Inspector: BARRY STRATTON - Comments: Broken windows need repaired/replaced. FAIL R6 - Interior Structure Has the interior of the structure and equipment inside been maintained in good repair, structurally sound, and in a sanitary condition? Material is not fire rated material. All broken windows need replaced. Door jamb to basement door is broken and needs replaced. Interior bedroom doors & closet doors need replaced that are broken. All doors, jambs, and hardware shall be maintained in good contrition and capable of preforming their intended function. Kitchen cabinets need repaired. Drawers, drawer fronts, and doors need replaced. Ceiling in basement has broken tiles that need replaced. FAIL R6.A. - Interior Structure- Unsafe Conditions Were any unsafe conditions noted during the interior inspection?(IPMC 305.1.1) Inspector: BARRY STRATTON - Comments: Egress paths. FAIL R6.B. - Residential Heating Are dwellings provided with heating facilities capable of maintaining a room temperature of 68F? (IPMC 602.2) Inspector: BARRY STRATTON - Comments: Thermostat hanging from wall. FAIL R6.C. - Mechanical Eqiupment Are mechanical appliances properly installed and maintained in good working condition? (IPMC 603.1) Inspector: BARRY STRATTON - Comments: Upstairs bathroom needs an exhaust fain in bathroom that exhausts to the exterior. Drip leg on water heater is leaking water on basement floor. Stove needs replaced. Drawer front on stove missing. GENERAL NOTES BARRY STRATTON - 04/08/2020 @ 11:12 IPMC 304.12: Handrails & guards are needed on stairs from garage to basement.
