Inspector: BARRY STRATTON - Comments: All doors shall be maintained in sound condition and good repair. Doors shall be maintained weather tight and capable of closing and latching. FAIL 5808.3.2 - Windows Operable windows in interior walls shall not be permitted. Fixed windows shall be permitted where in accordance with Section 716 of the International Building Code. Inspector: BARRY STRATTON - Comments: Broken windows in garage shall be repaired. Broken glass needs replaced in garage & house. FAIL 605.1 - Abatement of electrical hazards Identified electrical hazards shall be abated. Identified hazardous electrical conditions in permanent wiring shall be brought to the attention of the responsible code official. Electrical wiring, devices, appliances and other equipment that is modified or damaged and constitutes an electrical shock or fire hazard shall not be used. Inspector: BARRY STRATTON - Comments: Open electric boxes in basement. Exposed wires in basement. FAIL 907.2.11 - Single- and multiple-station smoke alarms Listed single- and multiple- station smoke alarms complying with UL 217 shall be installed in accordance with Sections 907.2.11.1 through 907.2.11.6 and NFPA 72. Inspector: BARRY STRATTON - Comments: Missing smoke detector in hallway on main level. FAIL R1 - Unsafe Structures Is the structure found to be dangerous to the life, health, property or safety of either the public or occupants of the structure? (IPMC 108.1.1) Inspector: BARRY STRATTON - Comments: Sewer gas in basement. Check drain and washing drain to ensure installed to code. Drain cap in basement drain. Equipment may include boilers, heating equipment, elevator, moving stairways, electrical wiring, and flammable liquid containers. (IPMC 108.1.2) Inspector: BARRY STRATTON - Comments: Furnace not capable of maintaining heat. FAIL R4 - Exterior Property Areas Is the exterior property area maintained in a clean, safe, and sanitary condition? This includes grading and drainage, sidewalks and driveways, weeds, and pest infestations. (IPMC 302) Inspector: BARRY STRATTON - Comments: Decks and stairs need replaced ----- Front and rear entrances. FAIL R5 - Exterior Structure Is the exterior of the structure maintained in good repair, structurally sound and sanitary state? (IPMC 304) Inspector: BARRY STRATTON - Comments: Garage roof needs replaced. Garage floor unsafe and needs repaired. Garbage in garage needs removed. FAIL R6 - Interior Structure Has the interior of the structure and equipment inside been maintained in good repair, structurally sound, and in a sanitary condition? (IPMC 305) Inspector: BARRY STRATTON - Comments: Back door is not weather tight. Hardware on back door and screen door needs repaired. Back porch and stairs need replaced they are not to code. Front stairs need replaced they are not to code. Kitchen and dining room floor need replaced. Carpet needs to be maintained in good condition. Carpet at doors need transition strips. Cracked, abraded, and peeling paint needs corrected. Ceiling in upstairs bedroom needs repaired. Toilet on main level not draining. Cold air return cover in hallway is damaged and needs replaced. Kitchen counter by stove has nails protruding from counter. Counter and cabinets need repaired. FAIL R6.A. - Interior Structure- Unsafe Conditions Were any unsafe conditions noted during the interior inspection?(IPMC 305.1.1) Inspector: BARRY STRATTON - Comments: Stair treads to basement unsafe and need replaced. Electric hazards need repaired. FAIL R6.B. - Residential Heating Are dwellings provided with heating facilities capable of maintaining a room temperature of 68F? (IPMC 602.2) Inspector: BARRY STRATTON - Comments: Furnace not functioning to code. Furnace is not capable of maintaining heat in the house. FAIL R6.C. - Mechanical Eqiupment Are mechanical appliances properly installed and maintained in good working condition? Main level bathroom. Refrigerator needs to be maintained in good repair and in a sanitary condition.
