Inspector: BARRY STRATTON - Comments: All doors shall be capable of preforming their intended function. FAIL 1031.7 - Emergency escape and rescue openings Required emergency escape and rescue openings shall be maintained in accordance with the code in effect at the time of construction, and the following: Required emergency escape and rescue openings shall be operational from the inside of the room without the use of keys or tools. Bars, grilles, grates or similar devices are allowed to be placed over emergency escape and rescue openings provided the minimum net clear opening size complies with the code that was in effect at the time of construction and such devices shall be releasable or removable from the inside without the use of a key, tool or force greater than that which is required for normal operation of the emergency escape and rescue opening. Inspector: BARRY STRATTON - Comments: FAIL 506.1 - Where required Where access to or within a structure or an area is restricted because of secured openings or where immediate access is necessary for life-saving or fire-fighting purposes, the fire code official is authorized to require a key box to be installed in an approved location. The key box shall be of an approved type listed in accordance with UL 1037, and shall contain keys to gain necessary access as required by the fire code official. Inspector: BARRY STRATTON - Comments: Secured access to units 2, 3, & 4. Need to install knox box. FAIL 605.1 - Abatement of electrical hazards Identified electrical hazards shall be abated. Identified hazardous electrical conditions in permanent wiring shall be brought to the attention of the responsible code official. Electrical wiring, devices, appliances and other equipment that is modified or damaged and constitutes an electrical shock or fire hazard shall not be used. Inspector: BARRY STRATTON - Comments: Several outlets in building wired wrong. Hot/neutral reversed & grounds missing. Light in bathroom in # 3 does not work. Ceiling fan in bedroom does not work in # 3. Printed on 07/24/2020 @ 14:52 Page 1 of 4 STATUS CODE DESCRIPTION FAIL 703.1 - Maintenance The required fire-resistance rating of fire-resistance-rated construction, including, but not limited to, walls, firestops, shaft enclosures, partitions, smoke barriers, floors, fire-resistive coatings and sprayed fire-resistant materials applied to structural members and fire-resistant joint systems, shall be maintained. Such elements shall be visually inspected by the owner annually and properly repaired, restored or replaced where damaged, altered, breached or penetrated. Records of inspections and repairs shall be maintained. Where concealed, such elements shall not be required to be visually inspected by the owner unless the concealed space is accessible by the removal or movement of a panel, access door, ceiling tile or similar movable entry to the space. Openings made therein for the passage of pipes, electrical conduit, wires, ducts, air transfer openings and holes made for any reason shall be protected with approved methods capable of resisting the passage of smoke and fire. Openings through fire-resistance-rated assemblies shall be protected by self- or automatic-closing doors of approved construction meeting the fire protection requirements for the assembly. Inspector: BARRY STRATTON - Comments: Wall/ceiling in entry way needs repaired. Wet and damaged drywall in ceiling. FAIL 907.2.11 - Single- and multiple-station smoke alarms Listed single- and multiple- station smoke alarms complying with UL 217 shall be installed in accordance with Sections 907.2.11.1 through 907.2.11.6 and NFPA 72. Inspector: BARRY STRATTON - Comments: Install smoke detectors through units and common areas to meet code. FAIL R1 - Unsafe Structures Is the structure found to be dangerous to the life, health, property or safety of either the public or occupants of the structure? (IPMC 108.1.1) Inspector: BARRY STRATTON - Comments: No heat and units not in sanitary condition. All windows throughout building need repaired. bathroom window in # 3 not closing. FAIL R2 - Unsafe Equipment Was the presence of unsafe equipment noted during the inspection? Equipment may include boilers, heating equipment, elevator, moving stairways, electrical wiring, and flammable liquid containers. (IPMC 108.1.2) Inspector: BARRY STRATTON - Comments: Building security to units need work. Kitchen in # 3 needs to be reconfigured to be able to be functional. Can not use kitchen with current sized appliances. FAIL R3 - Unfit for Human Occupancy Is the structure found to be fit for human occupancy according to the code? (IPMC 108.1.3) Inspector: BARRY STRATTON - Comments: Building is unfit to occupy in current condition. Remove tenants, obtain permits & inspections before occupying building to ensure safety. This includes grading and drainage, sidewalks and driveways, weeds, and pest infestations. (IPMC 302) Inspector: BARRY STRATTON - Comments: FAIL R5 - Exterior Structure Is the exterior of the structure maintained in good repair, structurally sound and sanitary state? (IPMC 304) Inspector: BARRY STRATTON - Comments: Roof & Sofit needs replaced/repaired. Sofit missing boards/vents. Handrails needed to be secured on front stairs. FAIL R6 - Interior Structure Has the interior of the structure and equipment inside been maintained in good repair, structurally sound, and in a sanitary condition? (IPMC 305) Inspector: BARRY STRATTON - Comments: Bathroom floor in # 3 needs replaced. Shower does not work. Kitchen egress not acceptable. Windows not capable of closing and latching. Lights do not work. Egress path needs lights in common hallway. Blinds in some units needs replaced. Registers missing covers. Walls need repaired. Can see from unit to unit through walls. FAIL R6.A. - Interior Structure- Unsafe Conditions Were any unsafe conditions noted during the interior inspection?(IPMC 305.1.1) Inspector: BARRY STRATTON - Comments: Units unfit to occupy. FAIL R6.B. - Residential Heating Are dwellings provided with heating facilities capable of maintaining a room temperature of 68F? (IPMC 602.2) Inspector: BARRY STRATTON - Comments: Building not capable of keep 68 degrees in apartments. FAIL R6.C. - Mechanical Eqiupment Are mechanical appliances properly installed and maintained in good working condition? (IPMC 603.1) Inspector: BARRY STRATTON - Comments: No heat. All plumbing shall be installed to be capable of preforming their intended function. Shower not able to be used. Every laundry area shall contain not less than one grounding-type receptacle or a receptacle with a GFCI. Every bathroom shall contain not less than one receptacle. Any new bathroom receptacle shall have GFCI protection. All receptacles shall have the appropriate faceplate cover.
