Under emergency power, means of egress illumination shall comply with Section 1008.3. Inspector: BARRY STRATTON - Comments: Lights are needed in hallway to light hallway to units 2 & 3. FAIL 1104.13 - Stairway handrails Stairways shall have handrails on at least one side. Handrails shall be located so that all portions of the stairway width required for egress capacity are within 44 inches (1118 mm) of a handrail. Exception: Aisle stairs provided with a center handrail are not required to have additional handrails. Inspector: BARRY STRATTON - Comments: Handrails need secured to wall. Handrail to upper 2 units is loose. Front porch stairs to unit # 1 needs handrail. FAIL 308.1.4 - Open-flame cooking devices Charcoal burners and other open-flame cooking devices shall not be operated on combustible balconies or within 10 feet (3048 mm) of combustible construction. Exceptions: 1. One- and two-family dwellings. 2. Where buildings, balconies and decks are protected by an automatic sprinkler system. 3. LP-gas cooking devices having LP- gas container with a water capacity not greater than 2 1/2 pounds [nominal 1 pound (0.454 kg) LP-gas capacity]. Inspector: BARRY STRATTON - Comments: Grills not allowed on decks. FAIL 505.1 - Address identification New and existing buildings shall be provided with approved address identification. The address identification shall be legible and placed in a position that is visible from the street or road fronting the property. Address identification characters shall contrast with their background. Address numbers shall be Arabic numbers or alphabetical letters. Numbers shall not be spelled out. Each character shall be not less than 4 inches (102 mm) high with a minimum stroke width of 1/2 (12.7 mm). Where required by the fire code official, address identification shall be provided in additional approved locations to facilitate emergency response. Where access is by means of a private road and the building cannot be viewed from the public way, a monument, pole or other sign or means shall be used to identify the structure. Identified hazardous electrical conditions in permanent wiring shall be brought to the attention of the responsible code official. Electrical wiring, devices, appliances and other equipment that is modified or damaged and constitutes an electrical shock or fire hazard shall not be used. Inspector: BARRY STRATTON - Comments: Electric outlets need covers. Lights need globes. Porch outlet has hot/neutral reversed. electric panel in basement missing cover. Electric cover in bathroom in unit # 1 needs screwed to box. FAIL 605.10.3 - Extension cords Portable, electric space heaters shall not be plugged into extension cords. Inspector: BARRY STRATTON - Comments: Space heater in basement. FAIL 605.5 - Extension cords Extension cords and flexible cords shall not be a substitute for permanent wiring. Extension cords and flexible cords shall not be affixed to structures, extended through walls, ceilings or floors, or under doors or floor coverings, nor shall such cords be subject to environmental damage or physical impact. Extension cords shall be used only with portable appliances. Inspector: BARRY STRATTON - Comments: FAIL 903.3.1.2.1 - Balconies and decks Sprinkler protection shall be provided for exterior balconies, decks and ground floor patios of dwelling units and sleeping units where the building is of Type V construction, provided there is a roof or deck above. Sidewall sprinklers that are used to protect such areas shall be permitted to be located such that their deflectors are within 1 inch (25 mm) to 6 inches (152 mm) below the structural members and a maximum distance of 14 inches (356 mm) below the deck of the exterior balconies and decks that are constructed of open wood joist construction. Inspector: BARRY STRATTON - Comments: Porch decking needs replaced on front porch. Rear deck and stairs at rear of Unit # 1 needs replaced. FAIL 906.1 - Where required Portable fire extinguishers shall be installed in all of the following locations: 1. In new and existing Group A, B, E, F, H, I, M, R-1, R-2, R-4 and S occupancies. Exception: In Group R-2 occupancies, portable fire extinguishers shall be required only in locations specified in Items 2 through 6 where each dwelling unit is provided with a portable fire extinguisher having a minimum rating of 1-A: 10-B: C. 2. Within 30 feet (9144 mm) of commercial cooking equipment. 3. In areas where flammable or combustible liquids are stored, used or dispensed. 4. On each floor of structures under construction, except Group R-3 occupancies, in accordance with Section 3315.1. 5. Where required by the sections indicated in Table 906.1. 6. Special-hazard areas, including but not limited to laboratories, computer rooms and generator rooms, where required by the fire code official. Inspector: BARRY STRATTON - Comments: Fire extinguishers shall be updated in building. Fire extinguisher in basement expired in 1993. Printed on 07/24/2020 @ 10:04 Page 2 of 5 STATUS CODE DESCRIPTION FAIL 907.2.11 - Single- and multiple-station smoke alarms Listed single- and multiple- station smoke alarms complying with UL 217 shall be installed in accordance with Sections 907.2.11.1 through 907.2.11.6 and NFPA 72. Inspector: BARRY STRATTON - Comments: Smoke detectors needed in all bedrooms, outside of bedrooms, and in basement. CO detectors are needed in vicinity of rooms used for sleeping purposes. FAIL 907.2.11.1 - Group R-1 Single or multiple station smoke alarms shall be installed in all of the following locations in Group R-1: 1. In sleeping areas. 2. In every room in the path of the means of egress from the sleeping area to the door leading from the sleeping unit. 3. In each story within the sleeping unit, including basements. For sleeping units with split levels and without an intervening door between the adjacent levels, a smoke alarm installed on the upper level shall suffice for the adjacent lower level provided that the lower level is less than one full story below the upper level. Inspector: BARRY STRATTON - Comments: FAIL 915.4 - Carbon monoxide alarms Carbon monoxide alarms shall comply with Sections 915.4.1 through 915.4.3. Inspector: BARRY STRATTON - Comments: CO detectors are needed in vicinity of the bedrooms. FAIL R5 - Exterior Structure Is the exterior of the structure maintained in good repair, structurally sound and sanitary state? (IPMC 304) Inspector: BARRY STRATTON - Comments: Siding and sofit areas need repaired. FAIL R6 - Interior Structure Has the interior of the structure and equipment inside been maintained in good repair, structurally sound, and in a sanitary condition? (IPMC 305) Inspector: BARRY STRATTON - Comments: Doors missing moldings. FAIL R6.A. - Interior Structure- Unsafe Conditions Were any unsafe conditions noted during the interior inspection?(IPMC 305.1.1) Inspector: BARRY STRATTON - Comments: Extension cords in use for space heater in basement. Both items need removed. Every laundry area shall contain not less than one grounding-type receptacle or a receptacle with a GFCI. Every bathroom shall contain not less than one receptacle. Any new bathroom receptacle shall have GFCI protection. All receptacles shall have the appropriate faceplate cover. GENERAL NOTES BARRY STRATTON - 08/21/2019 @ 12:05 Windows and screens shall be maintained in good repair capable of being opened and closed. Window in Unit # 2 is missing. IPMC 304.13 BARRY STRATTON - 08/21/2019 @ 12:18 Sanitary plumbing stack in basement is leaking and needs repaired. Unit # 1 Kitchen faucet and bath faucet need replaced. Toilet in unit # 2 runs continuations and needs repaired. IPMC 504 BARRY STRATTON - 08/21/2019 @ 12:17 Roof and sofit areas need replaced. Roof and sofit not maintained. Roof is leaking in unit # 1 front porch area. Walls & ceiling have water damage. IPMC 304.7 BARRY STRATTON - 08/21/2019 @ 12:13 Stove in Unit @ 1 needs replaced. Knobs not in place so appliance works. IPMC 603 BARRY STRATTON - 08/21/2019 @ 12:14 Bath exhaust fan needs installed on unit # 1 bathroom.
