Inspector: BARRY STRATTON - Comments: Deadbolt on doors shall have thumb turn on interior side of the door. Key locks not allowed on both sides of the door. FAIL 906.1 - Where required Portable fire extinguishers shall be installed in all of the following locations: 1. In new and existing Group A, B, E, F, H, I, M, R-1, R-2, R-4 and S occupancies. Exception: In Group R-2 occupancies, portable fire extinguishers shall be required only in locations specified in Items 2 through 6 where each dwelling unit is provided with a portable fire extinguisher having a minimum rating of 1-A: 10-B: C. 2. Within 30 feet (9144 mm) of commercial cooking equipment. 3. In areas where flammable or combustible liquids are stored, used or dispensed. 4. On each floor of structures under construction, except Group R-3 occupancies, in accordance with Section 3315.1. 5. Where required by the sections indicated in Table 906.1. 6. Special-hazard areas, including but not limited to laboratories, computer rooms and generator rooms, where required by the fire code official. Inspector: BARRY STRATTON - Comments: Updated fire extinguishers need to be updated throughout property. FAIL R3 - Unfit for Human Occupancy Is the structure found to be fit for human occupancy according to the code? (IPMC 108.1.3) Inspector: BARRY STRATTON - Comments: FAIL R4 - Exterior Property Areas Is the exterior property area maintained in a clean, safe, and sanitary condition? This includes grading and drainage, sidewalks and driveways, weeds, and pest infestations. (IPMC 302) Inspector: BARRY STRATTON - Comments: Ground level drains need cleaned and also need to have proper drain covers on them. Waking surfaces shall be maintained from from hazards. FAIL R5 - Exterior Structure Is the exterior of the structure maintained in good repair, structurally sound and sanitary state? Foundation shall be maintained free from cracks & defects. FAIL R6 - Interior Structure Has the interior of the structure and equipment inside been maintained in good repair, structurally sound, and in a sanitary condition? (IPMC 305) Inspector: BARRY STRATTON - Comments: Water damage throughout unit # 6. Carpet needs removed and replaced. All damaged drywall needs removed and replaced. Ceiling in bathroom, and living room/kitchen is damaged and needs removed and replaced. 78 % moisture reading in drywall. 19 % is allowed by code. Plaster damaged from water damage. Mitigation of mold is needed in unit # 6. Water damage in units # 7 & 8 is also needed. All drywall that has been compromised throughout Units # 6, 7 , & 8 will need removed and replaced. All areas affected by water will need mold mitigated. FAIL R6.A. - Interior Structure- Unsafe Conditions Were any unsafe conditions noted during the interior inspection?(IPMC 305.1.1) Inspector: BARRY STRATTON - Comments: Mold FAIL R6.C. - Mechanical Eqiupment Are mechanical appliances properly installed and maintained in good working condition? (IPMC 603.1) Inspector: BARRY STRATTON - Comments: AC unit in # 6 has no control knobs to be able to be turned off/on.
