Inspector: BARRY STRATTON - Comments: Deadbolt still not replaced. Key access on both side of door is not allowed by code. Need to install thumb turn on interior side of door. FAIL 906.1 - Where required Portable fire extinguishers shall be installed in all of the following locations: 1. In new and existing Group A, B, E, F, H, I, M, R-1, R-2, R-4 and S occupancies. Exception: In Group R-2 occupancies, portable fire extinguishers shall be required only in locations specified in Items 2 through 6 where each dwelling unit is provided with a portable fire extinguisher having a minimum rating of 1-A: 10-B: C. 2. Within 30 feet (9144 mm) of commercial cooking equipment. 3. In areas where flammable or combustible liquids are stored, used or dispensed. 4. On each floor of structures under construction, except Group R-3 occupancies, in accordance with Section 3315.1. 5. Where required by the sections indicated in Table 906.1. 6. Special-hazard areas, including but not limited to laboratories, computer rooms and generator rooms, where required by the fire code official. Inspector: BARRY STRATTON - Comments: Fire extinguishers still not updated at listed address. 4/19/2019 is date on extinguishers. FAIL R3 - Unfit for Human Occupancy Is the structure found to be fit for human occupancy according to the code? (IPMC 108.1.3) Inspector: BARRY STRATTON - Comments: Potential for mold to form with the wet damaged ceilings and carpets in units # 6, 7, & 8. Moisture levels in units still reading 70% at ceilings with water damage. FAIL R4 - Exterior Property Areas Is the exterior property area maintained in a clean, safe, and sanitary condition? This includes grading and drainage, sidewalks and driveways, weeds, and pest infestations. (IPMC 302) Inspector: BARRY STRATTON - Comments: FAIL R5 - Exterior Structure Is the exterior of the structure maintained in good repair, structurally sound and sanitary state? FAIL R6 - Interior Structure Has the interior of the structure and equipment inside been maintained in good repair, structurally sound, and in a sanitary condition? (IPMC 305) Inspector: BARRY STRATTON - Comments: Water damage throughout unit # 6. Carpet damaged with water shall be removed and replaced. ALl damaged drywall needs removed and replaced. Ceiling in bathroom & living room/kitchen is damaged and needs replaced. 70% moisture reading at today's inspection. Plaster damage from leak. Water damage in units # 6, 7 & 8. All drywall compromised throughout units that have water damage need removed and replaced. All abraded areas of water damage will need mitigated. Unit # 7 door jamb is broken and trim to jamb is not attached at latch plate. Ceiling in Unit # 7 kitchen/bath has water damage. FAIL R6.A. - Interior Structure- Unsafe Conditions Were any unsafe conditions noted during the interior inspection?(IPMC 305.1.1) Inspector: BARRY STRATTON - Comments: Mold FAIL R6.C. - Mechanical Eqiupment Are mechanical appliances properly installed and maintained in good working condition? (IPMC 603.1) Inspector: BARRY STRATTON - Comments: AC unit in unit # 6 still does not have control knobs for operation.
