Inspector: BARRY STRATTON - Comments: All interior/exterior doors shall be properly installed and capable of preforming their intended functions. Bathroom door does not have strike plates installed in jamb. FAIL 605.1 - Abatement of electrical hazards Identified electrical hazards shall be abated. Identified hazardous electrical conditions in permanent wiring shall be brought to the attention of the responsible code official. Electrical wiring, devices, appliances and other equipment that is modified or damaged and constitutes an electrical shock or fire hazard shall not be used. Inspector: BARRY STRATTON - Comments: Electric system not grounded. Outlet in bathroom has hot/neutral reversed. FAIL 907.2.11 - Single- and multiple-station smoke alarms Listed single- and multiple- station smoke alarms complying with UL 217 shall be installed in accordance with Sections 907.2.11.1 through 907.2.11.6 and NFPA 72. Inspector: BARRY STRATTON - Comments: Smoke detectors are needed in each bedroom, outside of the bedrooms, and in basement. FAIL R2 - Unsafe Equipment Was the presence of unsafe equipment noted during the inspection? Equipment may include boilers, heating equipment, elevator, moving stairways, electrical wiring, and flammable liquid containers. (IPMC 108.1.2) Inspector: BARRY STRATTON - Comments: Roof System not operating as intended. Roof leaks into unit causing damage to ceilings and walls. Windows, window frames, & casings damaged by water from leaking. FAIL R4 - Exterior Property Areas Is the exterior property area maintained in a clean, safe, and sanitary condition? This includes grading and drainage, sidewalks and driveways, weeds, and pest infestations. (IPMC 304) Inspector: BARRY STRATTON - Comments: Roof and windows leaking. FAIL R6 - Interior Structure Has the interior of the structure and equipment inside been maintained in good repair, structurally sound, and in a sanitary condition? (IPMC 305) Inspector: BARRY STRATTON - Comments: Peeling and abraded paint/plaster damaged from water leaking into unit. Roof leaking and causing damage inside unit. Back door wall, dining room windows, bedroom ceilings & windows, windows in back bedroom, and ceiling in back bedroom have water damage. All materials that have water damage will need removed and replaced. Gripable handrails are needed on all stairs. basement stairs and stairs to back entrance will need handrails. FAIL R6.C. - Mechanical Eqiupment Are mechanical appliances properly installed and maintained in good working condition? (IPMC 603.1) Inspector: BARRY STRATTON - Comments: Water heater is missing a cover and is leaking at the base of the water heater. Water heater is rusted out at base and is leaking so It will need to be replaced. Toilet take has debris in tank that needs removed. Liter pop bottle is inside tank. FAIL R6.D. - Receptacles Every habitable space in a dwelling shall contain not less than two separate and remote receptacle outlets. Every laundry area shall contain not less than one grounding-type receptacle or a receptacle with a GFCI. Every bathroom shall contain not less than one receptacle. Any new bathroom receptacle shall have GFCI protection. All receptacles shall have the appropriate faceplate cover. (IPMC 605.2) Inspector: BARRY STRATTON - Comments: GENERAL NOTES BARRY STRATTON - 07/16/2020 @ 13:46 305.3 Interior Surfaces: Interior surfaces, including windows and doors, shall be maintained in good, clean and sanitary condition. Peeling, chipping, flaking or abraded paint shall be repaired, removed or covered. Cracked or loose plaster, decayed wood and other defective surface conditions shall be corrected. BARRY STRATTON - 07/16/2020 @ 13:49 422 Oaklawn Ave reported an electric interruption possible not having any electricity. I scheduled an inspection and tenant canceled appointment on 7/15/2020. Today 7/16/2020 tenant advised she would be home all day and I stopped at 1300 hrs. and nobody answered the door.
