RESOLUTION NO. 2012-481
RESOLUTION APPROVING THE REQUEST OF R & N
INVESTMENT PROPERTIES, LLC FOR A MINOR SITE
PLAN AMENDMENT TO THE "M-2,P" PLANNED
INDUSTRIAL DISTRICT, TO ALLOW FOR THE
DEVELOPMENT OF A 10,000 SQUARE FOOT ADDITION
TO THE EXISTING 30,000 SQUARE FOOT BUILDING
AT 2277 NORTHEAST DRIVE, IN THE CITY OF
WATERLOO, BLACK HAWK COUNTY, IOWA.
WHEREAS, it has been proposed that the Council of the City
of Waterloo, Iowa, approve the request of R & N Investment
Properties, LLC for a minor Site Plan Amendment to the "M-2,P"
Planned Industrial District, to allow for the development of a
10,000 square foot addition to the existing 30,000 square foot
building at 2277 northeast drive, subject to 1) the final site
plans meeting all applicable City codes, regulations, etc.,
including, but not limited to drainage, landscaping, etc., and
2), that the curb cuts and entrance locations within the area in
question are approved by the City Engineering Department, legally
described as follows:
Lot 10 and the north two hundred forty-five (245) feet
of the east ninety-five (95) feet of Lot 11 of
northeast industrial park Plat No. 3, all in the City
of Waterloo, Black Hawk County, Iowa.
WHEREAS, due to the insignificant nature of said minor Site
Plan Amendment, the Council did not deem it necessary to hold a
public hearing, and
WHEREAS, it is the opinion of this Council that said minor
Site Plan Amendment should be approved as proposed.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF WATERLOO, IOWA, that a minor Site Plan Amendment to the "M-
2,P" Planned Industrial District, to allow for the development of
a 10,000 square foot addition to the existing 30,000 square foot
building at 2277 northeast drive, subject to 1) the final site
plans meeting all applicable City codes, regulations, etc.,
including, but not limited to drainage, landscaping, etc., and
2), that the curb cuts and entrance locations within the area in
question are approved by the City Engineering Department, be and
the same is hereby approved.
PASSED AND ADOPTED this 21st day of May, 2012.
