SPECIAL WARRANTY DEED
For the consideration of One and 00/100 Dollars ($1.00) and other valuable consideration City of Waterloo,
Iowa does hereby convey to 5 Bees, LLC the following described real estate in Black Hawk County, Iowa:
Lot 7 in Block 16 in Hayes' Addition to the Town (now City) of Waterloo, Black Hawk County,
Iowa, half of alley abutting said Lot 7, and other available alley abutting said Lot.
Subject to (a) easements, conditions, and restrictions of record; (b) general utility and right-of-way
easements serving the property; and (c) restrictions imposed by local zoning ordinances and other
applicable law.
Deed from Iowa political subdivision. Exempt from real estate transfer tax, declaration of value and
groundwater hazard statement.
Conveyance approved by Resolution No. 2020-529 adopted July 13, 2020.
The grantor hereby covenants with grantees, and successors in interest, to warrant and defend the real estate
against the lawful claims of all persons claiming by, through, or under it, except as may be stated above.
Words and phrases herein, including acknowledgment hereof, shall be construed as in the singular or plural
number, and as masculine or feminine gender, according to the context.
